Position Overview : This position coordinates and supervises all grounds and facility maintenance on the Church Campus, Rectory, School Campus, and Preschool. Duties include design, planning, construction, maintenance, and alteration of buildings, grounds, equipment, machinery, and other facilities and properties by performing the following duties.
Essential Duties and Responsibilities include the following :
- Routinely observes / inspects the functioning / operation of the equipment at all four locations.
- Maintains Preventive Maintenance (PM) schedules, service contracts and records for all four locations.
- Serves as a member of the Parish Development Steering Committee.
- Drafts maintenance cost estimates for the budgets of all four locations and recommends major plant maintenance reserves.
- Monitors execution of approved maintenance at all four locations by Church and School Maintenance Staffs.
- As necessary, develops RFPs / RFQs and contacts contractors / vendors to obtain quotes / proposals.
- Reviews contractor quotes / proposals to ensure they reflect all required actions, permits, inspections, testing, certifications, etc.
- Analyzes quotes / proposals including costs (negotiating as necessary) and contractor qualifications (including CA Contractor License, required insurance, etc.), and makes recommendations to the Pastor, Principal, or Preschool Director as appropriate.
- Supervises all maintenance conducted by contractors and ensures they adequately supervise any subcontractors they may use.
- Provides the appropriate Finance Director with notifications of payment schedules, etc. Maintains records of work including obtaining from the contractor any drawings, certifications, warranties, parts lists, operating instructions, lien releases, etc.
- Develops long range plans to support maintaining the appearance and functioning of all four locations.
- Acts as the point of contact with government and utilities companies, except for purely financial matters.
- Communicates and ensures workplace safety precautions to the Maintenance Staff and others conducting maintenance at any location. Keeps current on all safety requirements and mandatory safety training
- Maintains current and separate contact lists for vendors / contractors for each location.
- Performs other duties and responsibilities that may be assigned by the Pastor, or by the School Principal or Preschool Director with the Pastor's concurrence.

While performing the duties of this job the employee is regularly required to perform moderate to heavy manual labor including frequent bending, walking and lifting up to 50 pounds. The employee is required to be mobile to, from, and within the office, as well as maneuver throughout the parish and school facility to attend meetings, briefings, and other work-related events. The employee may be required to conduct trips to, from, and within various city and county-wide locations to attend meetings or events.
