The Director of Maintenance is a member of the Leadership Team of the community. The primary purpose of this position is to plan, organize, develop, and direct the overall operation of the Environmental Services Department, overseeing all things Maintenance to ensure proper operation and maintain accordance with current federal, state, and local standards, guidelines, and regulations governing our community. The EOC Director will be directed by the Executive Director, to assure the community is safe, secure, and adequately maintained to assure that the highest degree of quality resident care can be maintained at all times.
The Director is a key member of the interdisciplinary team and works directly with residents and their families so excellent communication skills and customer service capabilities are required.
- Develop and maintain security objectives and standards. Provide management and leadership to the Environment of Care (EOC) staff including Housekeeping, Janitorial and Maintenance in the execution of work and the development and use of departmental policies, procedures, equipment, supplies, etc.
- Assume the administrative authority, responsibility, and accountability of directing the EOC Department.
- Coordinate EOC services and activities with other related departments (i.e., Dining Services, Nursing, etc.).
- Review the department’s policies, procedure manuals, job descriptions, etc., at least annually for revisions, and make recommendations to the Executive Director.
- Interview and select vendors/suppliers in accordance with established policies and procedures. Manage contracts for the following services: Security, Landscaping, HVAC, and others.
- Fiscally responsible for good management of department. Responsible for developing a proposed departmental budget and adhering to the approved budget each fiscal year.
- Solicit bids and coordinate on-site work related to annual Capital projects.
- Develop and manage the EOC schedule and on call schedule to ensure 24-hour response to capital plant issues.
- Maintain records that reflect the facility’s security projections, programs and expenditures including cost, inventory, etc.
- Manage departmental procurement of supplies and equipment purchased.
- Ensure correct/complete invoices are reviewed and properly coded and forwarded to the business office for payment in a timely manner.
- Organize/supervise storage, control and issue of supplies and equipment in accordance with established policies and procedures.
- Ensure Life Safety requirements are met and documented. Participate in facility surveys (inspections) made by authorized government agencies.
- Review and develop a plan of correction for deficiencies noted during IDPH survey inspections and provide a written copy of such to the Executive Director.
- Perform Campus Orientations Monthly for new employees.
- Make daily rounds to ensure that personnel are performing required duties and to assure that appropriate procedures are being rendered to meet the needs of the facility.
- Manage TELS tasks and work order system. Ensure timely completion of work orders and tasks and communicate with users if there is a delay.
- Manage and mentor EOC team members. Provide regular feedback and work with HR as needed to grow and develop team members as needed. Review complaints and grievances made by personnel, residents, family members, or visitors and make oral/written reports to the Executive Director.
- Must be able to push, pull, move and/or lift a minimum of 50 pounds to a minimum height of 3 feet.
- Minimum 5 years’ experience in Healthcare and/or Hospitality Maintenance Management encouraged.
- High School diploma required.
- Prior Maintenance Technician/Engineer experience.
- Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems and able to trouble shoot and resolve issues quickly.
- Must be knowledgeable regarding Life Safety building codes and safety and security regulations specifically in relation to skilled nursing long term care regulations.
- Must be knowledgeable of maintenance practices and procedures as well as the laws, regulations, and guidelines governing maintenance functions to capably maintain a high-end senior living residence.
- Must have proficient computer skills and ability to use Outlook, Word, Excel, Building Automation Systems and TELS (by Direct Supply).
