Blackdeer Investment Group, a new property management firm, is seeking a full-time Facility Maintenance Manager to join our team at our Eau Claire, WI locations. The hours will be during regular business hours but will require some on-call duties. This position will include some supervision over maintenance staff and part-time housekeeping employees. RESPONSIBILITIES:
- Manage maintenance repairs, painting, carpet cleaning, and preventative maintenance throughout the buildings.
- Maintain all areas of the buildings and the surrounding grounds.
- Have unoccupied units ready for move-in in a timely manner while maintaining maintenance files on each apartment unit.
- Responsible for completing and documenting scheduled preventative maintenance.
- Responsible for scheduling building inspections of elevator, sprinkler system, and fire system.
- Responsible for garbage and recycling control and maintain trash rooms to prevent odor.
- Responsible for snow/ice removal in winter and lawn care in the summer months.
- Provide service and maintenance for all common amenities.
- Complete work orders in a timely and accurate manner, detailing actions taken.
- Be on call on a shared rotating basis for off-hour emergencies (such as fire alarms, snow storms, floods, power failures, etc.).
- Inspection and pick up of community grounds each morning.
- ALL other duties as assigned by supervisor or management.
QUALIFICATIONS:
- Knowledge of skilled trades (plumbing, carpentry, electrical, lighting, and appliance repairs).
- 2 years of maintenance experience.
- Ability to lift 50lbs, climb ladders and stairs, walk between buildings, kneel, bend as well as have hand eye coordination and manual dexterity.
- Must have strong communication and people management skills to deal effectively with a wide range of individuals and personalities. Will need to sometimes maintain professionalism and respect while dealing with difficult situations.
- Ability to maintain a schedule and staff.
- Must be able to problem solve.
- Decision making and goal setting abilities.
- Work with the Property Manager to maintain a budget.
- Willing to be a member of a solid team.
- Ability to accept constructive criticism.
- High school diploma or GED.
- Valid drivers license and state mandated level of auto insurance.
