Job Summary/Overview

The Construction Foreman is a field position supervisor who takes direction and assists the Assistant Superintendent in the management and oversight of construction, maintenance, and repair activities of the communitys structures and limited/common elements. The Foreman provides supervision over any combination of construction technicians, skilled, semi-skilled, and helpers.

Essential Duties and responsibilities

  • Monitors and directs crew activities to ensure productivity, quality, safety, and other policies are followed.
  • Assists the management company in resolving service requests and complaints, contacts property owners (as directed), contractors (as directed), and interacts with other departments to coordinate the completion of service requests or to resolve problems at the department heads direction.
  • Coordinates the daily use of construction department equipment.
  • Oversees the daily reconciliation of departmental inventory (tools and materials)
  • Coordinates activities with other departments, to accomplish work tasks.
  • Enforces safety regulations, and assists in traffic control when needed.
  • Creates, documents, assigns, and closes work order requests as directed or needed.
  • Complies/documents information for incidents and accidents involving departmental personnel and equipment as needed.
  • Maintains telephone contact with all assigned staff and arranges for the delivery of materials and equipment to job sites as needed or directed.
  • Pre-inspects job sites to determine the scope of work with department head.
  • Prepares field drawings of work performed for the departmental supervisor.
  • Measure distance using a transit, tape measure or other measuring devices.
  • Demonstrates continuous efforts to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.
  • Perform a broad range of supervisory responsibilities over others. Observe or monitor objects or peoples behavior to determine compliance with prescribed operating or safety standards.
    • Work safety without presenting a direct threat to self or others.
    • Set up and remove barricades, traffic cones, or similar objects.
    • Able to operate high-reach, forklifts, or other construction related equipment.
  • Communicate orally with management, customers, clients or the public in written, face-to-face, one-to-one setting or by using a telephone
    • Produce written documents with clearly organized thoughts using proper English sentence construction, punctuation, and grammar.
  • Comprehend and make inferences from written material, such as operations, maintenance and procedures manuals and Material Safety Data Sheets (GHS).
    • Read and interpret engineering specifications and drawings.
    • Read and use graphic instructions such as quarter-section maps and other visual aids.
    • Retrieve data or information from a terminal, PC, or other keyboard device on the service request system in order to plan and schedule work activities.
  • Learn job-related material through oral instruction and observation or through structured lecture and reading. This learning takes place in either an on-the job training setting or in a classroom setting.
  • Methods, materials, tools and equipment used in constructing, maintaining, and repairing the communitys structures.
  • The use and care of equipment and tools used in the aforementioned disciplines
  • Construction techniques and maintenance methods.
  • Be available to work outside your regular work hours as needed. The Assistant Superintendent position along with other supervisory roles within the company are required to periodically cover Weekend Supervisor Shift Rotation.
  • Perform other duties as needed and/or assigned.

In addition to the responsibilities described above, the role may include such other responsibilities and duties as assigned from time to time, based upon OTOW Inc. needs or requirements.

Supervisory Responsibilities:

  • Assists (as requested) in the hiring, counseling, and termination of employees as necessary including problem resolution and documentation
  • Carries out supervisory responsibilities in accordance with the companys policies and applicable laws
  • Responsibilities include training employees; planning, assigning and directing work; interacting with vendors; addressing complaints and resolving problems.
  • Provides input regarding employee reviews, disciplinary counseling and/or write-ups, as approved by superiors
  • Experience in managing up to ten employees as required. May manage more employees as assigned on a periodic basis or as work flow demands.
  • Problem solving and employee counseling skills

Working conditions

The working conditions described are typical of those an employee encounters while performing the essential functions of the job. Majority of assignments performed outdoors. This position is regularly exposed to wet or humid conditions. Exposure to high temperatures (95 degrees and above), low temperatures (32 degrees and below) and a variety of weather conditions is common. The typical noise level is loud to very loud.

Physical requirements

Physical demands are those of a construction site environment. While performing the duties of this job, the individual will be required to reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, and taste or smell. Will regularly be required to stand, walk, and lift up to fifty pounds; and will frequently be required to sit use hands to finger, handle, or feel, taste or smell.

Work heights up to three stories. Working in confined spaces. Move heavy objects (50 pounds or more) short distances (20 feet or less). Travel across rough, uneven, or rocky structures. Working with all types of construction material such as drywall, insulation, concrete, stucco.

Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus.

Hazardous Exposure Category

  • Involves no exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids.

Reports to: Construction Assistant Superintendent.

Qualifications (Education, Experience, Technical Skills)

  • High School graduate or GED equivalent.
  • Four years of experience involving the construction, maintenance, and repair of structures and related elements.
  • One year of supervisory experience is preferred, or combination of experience and education.
  • Proficiency in Microsoft Office software: Word, Excel, Outlook, and Powerpoint
  • Strong communication skills both written and verbal
  • Good multi-tasking and time management skills
  • Valid Florida driver license

Certifications or Licenses

Valid Florida driver license with acceptable driving experience.
