Summary
This role combines administrative tasks (building maintenance scheduling, compliance, reporting) with hands-on maintenance fieldwork (troubleshooting, repairs, inspections) across a mixed portfolio of commercial office buildings, retail, event spaces, and healthcare facilities
Essential Duties, Responsibilities, and Abilities
Administrative (40%)
Plan and schedule preventive maintenance programs for HVAC, electrical, plumbing, and mechanical systems.
Manage and prioritize work orders using Yardi
Maintain accurate records of inspections, repairs, and compliance documentation.
Coordinate with vendors and contractors for specialized maintenance and oversee service agreements.
Ensure compliance with OSHA, NFPA, ADA, and healthcare regulations, including infection control protocols.
Assist with budgeting, inventory control, and procurement of maintenance supplies.
Support capital improvement projects and facility upgrades.
Provide training and supervision for maintenance staff.
Field Maintenance (60%)
Perform and oversee routine and emergency repairs on HVAC, plumbing, electrical, and general building systems.
Inspect and maintain building exteriors, parking areas, and common spaces.
Respond to urgent maintenance requests and resolve issues efficiently to minimize downtime.
Conduct facility inspections to identify potential issues and recommend proactive solutions.
Assist in emergency response efforts, including power outages, plumbing leaks, and HVAC failures.
Work directly with event managers and healthcare administrators to ensure facility readiness and operational efficiency.
Enforce safety procedures and proper use of maintenance tools and equipment.
Computer and Other Technical Skills – Proficiency in maintenance and work order software, and Microsoft 365 applications such as Word, Excel and Outlook

Education and/or Experience
Education: High school diploma or GED required; technical or trade school certification preferred.
Certificates, Licenses, and Registrations
EPA 608 Certification for refrigerant handling (preferred).
OSHA 10/30 Certification (preferred).
Valid driver’s license.
