What are the responsibilities and job description for the Construction Project Manager/Estimator position at Patriot Holdings?
SMS Construction is seeking an experienced Construction Project Manager/Estimator that specializes in tenant improvement build outs, property expansions, and capital expenditures. The ideal candidate will be a motivated self-starter and have a minimum of 5 years working for or with a General Contractor. The TI Project Manager/Estimator will be responsible for all aspects of projects including but not limited to:

Education:
- Preparing take-offs for all TI Projects
- Reviewing plans and specifications to prepare a project estimate
- Direct communication with asset management team and/or leasing brokers
- Coordinating between designers, architects, engineers, etc.
- Managing contractor selection, contracts, and construction of buildings
- Coordinating multiple projects at once
- Directing and overseeing construction projects from conception to completion while monitoring compliance with safety and building regulations
- Project tracking, scheduling, project close-out
- Prepare external and internal reports relating to job status, daily progress, estimates, and deliverables
- Negotiate agreement terms, manage construction contract drafts, bid on projects, and obtain permits to analyze and mitigate risks
- Communicate with the responsible parties to ensure quality construction exceeds company standards and proper industry techniques and processes are utilized
- Review projects daily to ensure quality construction standards exist and estimates remain within budget
- Work under deadlines in a fast-paced environment to plan and coordinate all aspects of the building process
- Work with internal Operations Team and Superintendents
- Minimum 5 years of experience with commercial construction. Specifically tenant improvements and remodels.
- Experience estimating TI Projects
- Working knowledge of Microsoft Outlook, Excel, Word, Teams
- Experience managing projects remotely
- Strong organization and communication skills
- Must be in the New England Area (Manchester, NH area specifically)
