Property Manager

Peak Living Property Services is looking to hire a full-time, roving Property Manager to join our team. We are looking for someone to be a welcoming face and voice for prospective and current renters at a handful of properties within our portfolio! This position is based out of our main Fremont office but will travel frequently to multiple assigned buildings to tour prospective residents and manage operations.

Role details:

  • Full time, salaried, Monday-Friday (some Saturdays may be required but hours not to exceed 40/week)
  • Annual salary DOE attainable monthly leasing commission opportunities $1,000 hiring bonus (at 90 days employment) EOY bonus
  • Health insurance benefits, including dental and vision, eligible after first 90 days of employment
  • 401k program eligible after first 6 months of employment
  • First 90 days of employment will be full-time in office (non-negotiable). 1 WFH day allowance TBD at 90-day review w/ supervisor

Skills & Qualifications:

  • Minimum 2 years’ experience in property management or related field
  • Some college preferred
  • Computer literate, proficient with productivity software including MS Office 365, Outlook, iPhones, Asana, Dropbox, Excel. Zillow, Apts.com and Craigslist is a plus!
  • Experience with Appfolio or similar PMS; ability to learn and adapt quickly.
  • Customer service experience required; keen ability to manage conflict resolution while maintaining a balance of empathy and authority.
  • Strong verbal/writing communication skills; ability to "know your audience" and tailor communication accordingly.
  • Able to prioritize multiple duties; efficient time management to meet deadlines and remain acutely organized.
  • Personalities that exemplifying positivity, team player attitudes, customer-centric approaches, and a willingness to grow within the role/company. A person who is proudly ready to act as the "face" of the property(ies) they oversee with a professional, yet personable, approach.
  • Daily access of a reliable vehicle for travel to appointments and properties on an as-needed basis.
  • Ability to use resources, ask for help, ask questions, and execute tasks as they've been directed the first time direction is given.

Job Responsibilities:

  • Complete leasing traffic sheets and maintain guest card files
  • Perform move-ins and move-outs, rent collection, process rental forms
  • Oversees the resident life cycle from the time a lead is initiated until move-out.
  • Maintains a professional and friendly atmosphere in the leasing office and throughout the community for all current and prospective residents and clients.
  • Conducts community tours and showcases the community features, benefits, and amenities.
  • Oversee all required notice posting per WA State guidelines (14-days, renewals, 10-days, etc) in a timely fashion.
  • Completes required follows up with prospective residents.
  • Maintains close communication with maintenance team to ensure work orders are being completed and units are move-in ready
  • Completes all lease applications, assists with application verification, and notifies prospective residents of results
  • Prepare and adhere to the marketing and leasing plan.
  • Market property to attract new residents through various online, in person or other advertisement sources.
  • Oversee and perform leasing duties including responding to inquiries, showing apartments and preparing and executing leases. Follow through from first contact until move-in to ensure positive resident experience and to meet occupancy standards.
  • Adhere to the branding guide to maintain brand integrity and to create a story that pulls people in.
  • Conduct market surveys and have an informed understanding of market trends.
  • Collaborate with Portfolio Manager to assess changes in the rental market through analysis of traffic and rental records.
  • Maintain Fair Housing guidelines while being culturally aware and be able to work with diverse groups of people and interests.
  • Make prompt pricing recommendations based on market trends.
  • Negotiate for supplies and services with vendors and contractors and collect multiple bids for costly projects to achieve the best possible prices while maintaining high-quality product, service and craftsmanship
  • Coordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at property
  • Participate in client and team/company meetings. Arrive on time and prepared.
  • Cultivate effective communication between property management team members in order to achieve client’s goals and objectives.
  • Provide and foster positive relationships with tenants, external clients, and internal clients
