What are the responsibilities and job description for the Property Manager-Maintenance and Coordinator position at Peak Property Management?
Overview
Peak Property Management is looking for a qualified residential Property Management Maintenance Supervisor to coordinate maintenance projects, conduct move out inspections, schedule move out cleanings and repairs and prepare security deposit returns/collections for local rental properties. Please note that this position does not perform any maintenance or cleaning. It is only scheduling and coordinating the vendors that do the maintenance and cleaning.
Duties
- Supervise and coordinate maintenance staff and vendors to ensure timely completion of tasks.
- Utilize property management software to track work orders and maintenance history.
- Maintain accurate records of maintenance activities.
- Ensure compliance with insurance regulations and best practices in all maintenance activities.
- Conduct move out inspections to identify potential issues and prioritize repairs and cleaning of properties to be turned over in a timely manner.
- Calculate and prepare security deposit returns for tenants.
- Enter invoices from vendors. Requires being able to determine who is responsible for the costs.
- Assist with answering high-volume of phone calls and dealing with walk in clients in the office.
Qualifications
- Superb organizational skills, attention to detail and the ability to deal with property owners, tenants and vendors on a professional level is required.
- Must have excellent, high-volume customer service experience as this position deals with our clients on a daily basis.
- Previous experience with scheduling maintenance projects, property turn-overs and accounting skills are preferred.
- Someone with previous property management experience would be excellent! Someone already licensed in property management would be even better.
- The position would eventually require property management license, so a minimum of a high school diploma is required for the licensing.
- Candidate must be dependable and show up for work and move out inspections on time.
