Additional Overview
We are seeking a dedicated and detail-oriented Property Manager to oversee the daily operations of our residential and commercial properties. The ideal candidate will possess strong negotiation skills and a comprehensive understanding of property leasing, maintenance, and legal requirements. This role requires excellent customer service abilities and a commitment to maintaining high standards for property management.
Duties
- Manage property leasing processes, including marketing available units, conducting showings, and negotiating lease agreements.
- Oversee property maintenance by coordinating repairs and ensuring compliance with safety regulations.
- Maintain accurate records of tenant interactions, lease agreements, and maintenance requests through effective data entry practices.
- Provide exceptional customer service by addressing tenant inquiries and resolving issues promptly.
- Ensure compliance with local laws and regulations related to property management, including knowledge of Section 8 housing programs.
- Implement legal administrative procedures to protect the interests of the property owner while maintaining tenant rights.
- Utilize strong phone etiquette to communicate effectively with tenants, vendors, and stakeholders.
- Conduct regular inspections of properties to ensure they meet quality standards and address any maintenance needs.
Key Responsibilities:
- Administrative Support: Manage the investor’s calendar, appointments, and email correspondence, ensuring all tasks are prioritized and deadlines are met.
- Property Management Assistance: Help with the coordination of maintenance requests, repairs, and tenant inquiries.
- Financial Tracking: Assist with tracking income and expenses for rental properties, help organize invoices, receipts, and other financial documentation for easy access.
- Market Research: Conduct research on potential new properties, trends in the rental market, and provide insights or suggestions for investment opportunities.
- Vendor Management: Liaise with contractors, cleaners, landscapers, and other service providers to ensure properties are well-maintained.
- Tenant Relations: Help facilitate communication with tenants, ensuring that issues are addressed promptly and professionally.
- Document Preparation: Assist in preparing and managing leases, contracts, and other legal or property-related documents.
- Other Tasks as Needed: Support ad hoc projects related to property management, investments, and business growth.
Experience
- Proven experience in property management or a related field is preferred.
- Strong negotiation skills with a track record in property leasing and sales.
- Familiarity with property maintenance processes and legal requirements governing rental properties.
- Excellent customer service skills with the ability to handle challenging situations professionally.
- Proficient in data entry and record keeping to maintain organized documentation of all property-related activities.
Ideal Candidate:
- Highly organized with excellent time-management skills.
- Strong attention to detail and ability to multitask effectively.
- Excellent written and verbal communication skills.
- Self-motivated and capable of working independently with minimal supervision.
- Experience in property management or real estate investment is a plus but not required.
