Phillips Edison’s operating platform provides retail services including acquisition, redevelopment, leasing, and management of grocery-anchored retail centers.
What you’ll learn:
Throughout the internship term this role provides the student with the following:

Learn internal and external financial reporting procedures

Gain a good understanding of the cash management policies, treasury activities, and corporate budgeting and forecasting

Learn or further develop the process of documenting work performed on projects and communicating effectively with supervisors and company personnel

Further develop skills required to interact with other professionals at varying levels of the company

Further develop time management skills and the ability to be responsible for more than one project at a time
What you’ll do:
The Finance Intern will report to a Finance Manager and other Finance team members in person in our Cincinnati, OH office.

Assist with Net Operating Income (NOI) & Capital Expenditure forecasting analysis and research variances to budget, prior reforecast, and prior year

Ensure data integrity between general ledger system (MRI) and forecasting system (AE); work in conjunction with FP&A and IT to resolve variances
-
Work with leasing analyst on new leasing and retention metrics by tenant category

Maintain peer benchmarking files with oversight from corporate analysts
What we’re looking for:

A current university student enrolled in a degree seeking program studying Finance or Accounting with a minimum GPA of 0

Strong Excel skills including financial modeling and strong analytic ability

Strong written, verbal, and interpersonal skills a must; the ability to interact with a variety of groups internally and externally, including senior executives

Ability to work independently, with direction and guidance, and on a team (as needed)
Preferred but not required:
-
Argus and/or other portfolio analysis software experience

MRI software or similar accounting database experience

Prior internship experience performing corporate financial analysis and modeling
