Title : Tower Real Estate Lease Specialist
Location : Chicago, IL (Onsite required 2-3 days a week)
Duration : 3 Months
Team overview - This team is responsible for tower real estate, lease administration, AP/AR, Lease space to others, Real estate programs under towers.
3 Openings-UScell announced transaction to sell wireless operations but will retain tower ownership. There will be a master lease agreement on sites and a lot of planning and preparation work to execute on those sites under the master agreement.
These individuals will review ground leases, lease requirements, revenue share obligations, as they complete this they will need to review site documents (construction inventory what's on the towers, equipment, new rent charges. Once inventoried drafting site agreements. They will need to reach out to ground landlords, individual landowners and interact with them. As that work is done it will be more data collection-pull construction docs, document info on tower like brand, dimensions, etc. and pull into Excel.
**Inventory what's on tower draft leases not negotiating but is more of a salesy experience but not revenue driving role.
These individuals will work through consents with landlords, prep docs, mailing lease reviews. May need to review physical documents in office

Summary
The Real Estate Specialist is a part of the Cell Site Services team and will be responsible for reviewing ground leases and capturing relevant language, working with ground landlords to ensure we obtain all necessary consents for subleasing, completing tower inventory reviews, and drafting Site Level Agreements for inbound colocation agreements.
JOB DUTIES AND RESPONSIBILITIES
Review all ground leases and other lease related documentation and capture language related subleasing rights and revenue share provisions.
Partner with legal as needed to interpret lease language.
Draft subleasing consent agreements.
Manage consent agreement negotiations with individual landlords as needed.
Review site related documents such as construction drawing, tower mappings, and structural to complete inventory of equipment installed on towers.
Draft SLAs for new inbound colocation tenants.
Update all required trackers timely and accurately (excel and other systems as needed).
Assist with other leasing projects as assigned.
SECTION THREE: REQUIRED QUALIFICATIONS
Bachelor's degree in business or related field or equivalent experience
Minimum three (3) years experience in a comparable position at a telecom wireless carrier, tower company, or real estate site acquisition/broker/leasing company
Excellent oral and written communication skills
Familiarity with real estate lease documents
Ability to work in a competitive, fast environment with multiple priorities
Proficient in MS-Word and Excel
