About the Role:
The Maintenance Technician is responsible for maintaining the physical integrity of the property by performing routine and preventative maintenance tasks. This role involves preparing apartments for new residents, completing service requests, maintaining common areas, and ensuring the overall appearance of the community meets company standards. The Maintenance Technician also assists with emergency repairs, supports the Maintenance Supervisor, and ensures that all tasks are completed efficiently and in compliance with safety and regulatory standard.
Qualifications:

Previous experience in property maintenance, facilities management, or a similar field is beneficial.
Ability to handle a variety of tasks, including plumbing, electrical, HVAC, and mechanical repairs.
HVAC Certification preferred, with a strong understanding of heating, ventilation, and air conditioning systems.
CPO Certification preferred, with a strong understanding of pool maintenance, chemical balancing, and water safety procedures.
General knowledge of Fair Housing laws and the ability to follow relevant regulations.
Proficiency in using hand tools, power tools, and specialized equipment for maintenance tasks.
Strong organizational skills to handle multiple tasks, prioritize work orders, and ensure timely completion of repairs.
Problem-solving abilities to diagnose maintenance issues and implement effective solutions.
Must be able to stand, walk, climb, kneel, and work in various physical positions as needed for repair tasks.
Strong communication skills to work effectively with residents, supervisors, and other team members.
Ability to provide excellent customer service and contribute to a positive living environment for residents.
EPA Certification for HVAC systems is highly preferred
Responsibilities:

Core Duties:
- Prepare apartments for move-ins according to company standards.
- Complete assigned work orders efficiently.
- Possess the ability to complete and submit work orders online, ensuring accurate documentation of maintenance tasks and timely updates within the property management system.
- Assist with maintaining common grounds, amenities, and overall curb appeal to create a welcoming environment.
- Maintain and service property amenities such as pools, spas, and other common areas.
- Support the Maintenance Supervisor and collaborate with the Property Manager to address maintenance needs, repairs, and apartment turnovers.
- Adhere to company policies and property procedures, maintaining high standards of work.
- Participate in the on-call rotation to address after-hours or weekend emergencies as required.
- Ensure that all common areas are clean, in working order, and contribute to the overall aesthetic of the community.
- Complete work orders within 2 business days and provide prompt updates to the Maintenance Supervisor.
- Always follow Fair Housing laws and other applicable regulations
Ensure all safety protocols are followed, including the proper use of personal protective equipment (PPE), safe handling of tools and materials, and reporting any hazardous conditions to management promptly.
Additional Duties:
- Perform other related duties as assigned.
- Driving continuous improvement through enhanced standardization of processes and practices.
