We are seeking a highly motivated and detail-oriented Commercial Property Manager to oversee and manage all aspects of our properties, including property management, construction management, and rent collection. The ideal candidate is a proactive team player with strong interpersonal and organizational skills, capable of making key decisions that impact property operations. Excellent communication and computer skills are essential. A college degree is preferred.
Responsibilities:
- Financial & Lease Management:
- Prepare initial budgets and oversee capital improvement programs.
- Present lease agreements to tenants and clearly explain rent components (base rent, additional rent, etc.).
- Oversee rent collection, including tenant notifications, late fees, and defaults.
- Manage end-of-year reconciliations.
- Tenant & Vendor Relations:
- Ensure superior customer satisfaction and maintain strong tenant relationships.
- Serve as a key member of the building management team, liaising with vendors and staff.
- Conduct property tours for potential tenants.
- Perform vendor analysis, obtain multiple quotes, and approve contracts.
Operations & Project Management:
- Oversee daily property operations to ensure efficiency and maintenance.
- Assist with acquisitions and dispositions, including due diligence and site assessments.
- Manage multiple projects across properties, overseeing construction activities.
- Monitor project costs, schedules, and billings.
- Conduct contractor meetings, job inspections, and ensure quality control.
- Understand and manage electrical, plumbing and mechanical systems.
- Coordinate inspections and maintain construction schedules.
- Supervise construction staff and subcontractors.
