What are the responsibilities and job description for the Building Services Specialist position at Peninsula Metropolitan Park District?
PURPOSE OF POSITION:
The Building Services Specialist advances the mission of PenMet Parks by working under the supervision of Parks leadership to perform work required to assist with the cleanliness, maintenance, security, and operations for all District parks, buildings, facilities, infrastructure, and open space areas.
ESSENTIAL FUNCTIONS/RESPONSIBILITIES/DUTIES:
- Performs assigned tasks, including but not limited custodial work; minor building support/maintenance; litter, trash, and debris removal; park opening and closing; and other activities required to operate parks and properties and provide support to District activities.
- Keeps buildings and property in clean and orderly condition.
- Performs routine custodial activities.
- Performs heavy cleaning duties.
- Inspects physical spaces and takes corrective action as assigned to ensure conditions meet or exceed expected level of service, cleanliness, and security.
- Ensures proper security, cleanliness, safety, and customer service when opening/closing parks.
- Practice proper, safe, and efficient work methods. Performs clean-up activities to leave premises clean and safe.
- Follows procedures for the use of chemical cleaners and power machinery to prevent damage to floors and fixtures.
- Manages inventory of cleaning supplies.
- Drives vehicles required to perform or travel to cleaning work, including industrial trucks, vans, or industrial vacuum cleaners.
- Notifies managers regarding the need for repairs or additions to building operating systems.
- Supports all District programs and special events as assigned.
- Takes responsibility and ownership for accomplishing work, delivering results, and meeting the organization’s objectives.

- Performs other duties as assigned.
QUALIFICATIONS:
Required Experience:
- One year of custodial experience (preferred)
Required Education:
- High school diploma or GED
Professional Licenses/Certifications:
- Valid First Aid certificate issued by an authorized agency (required).
- Valid Washington State Driver’s License
Knowledge/Skills:
- Knowledge of standard cleaning methods and procedures.
- Experience with using cleaning equipment, including vacuum cleaners, floor buffers, and cleaning solutions.
- Background in handling, mixing, and using cleaning chemicals.
- Knowledge of occupational hazards safety rules.
- Demonstrates active interest and ability to maintain level of knowledge and enhance and apply new functional skills.
- Learns and retains technical knowledge of some of the following: custodial practices, minor building maintenance, athletic courts and fields, park elements, infrastructure, safety programs, and park security.
- Patrols and safeguards District owned buildings, parks, facilities, grounds, and equipment while answering questions, and enforcing park rules.
- Operates a variety of light-duty and heavy-duty equipment safely.
- Basic knowledge of current federal, state, and local regulations that impact custodial, maintenance and safety operations.
- Takes initiative with minimal supervision.
- Assesses and evaluates situations quickly and effectively troubleshoots maintenance and operational issues as they occur.
- Completes multiple tasks and adjusts to changes in priorities.
- Commitment to providing excellent customer service to a broad range of participants and constituents.
- Works cooperatively and collaboratively with internal and external colleagues, the Board of Park Commissioners, contractors, partners, and the public.
- Possesses strong written, listening, and verbal communication skills.
WORKING CONDITIONS AND PHYSICAL DEMANDS:
- Work is performed in both indoor and outdoor environments.
- Some work will be performed in rugged field settings with exposure to varying environmental and weather conditions.
- Ability to stand, walk, and bend for many hours.
- Ability to perform repetitive motion for long periods of time.
- Ability to lift heavy objects, climb ladders and work at particular heights.
- The position will operate custodial equipment and power cleaning equipment.
- The position will require lifting up to 50 pounds.
- The position will require walking, bending, standing, carrying, pulling, crawling, crouching, and other physical work.
- Some local traveling will be required for visiting District facilities.
- Valid Washington driver’s license (required).
- The position will require an irregular schedule that includes evenings and weekends.
- The position will occasionally require you to be on call.
