Job Description
Regularly works on tasks that are varied and complex. Applies full range of specialized skills and job knowledge; frequently adapts procedures, techniques, tools, materials, and / or equipment to meet specialized needs; may serve as lead; performs broad and / or focused assignments under general supervision; originality and ingenuity are often required to help establish procedures in functional area; relies on experience and judgment to plan and accomplish assigned tasks.
- Set up the file with the property preservation vendor and request the initial conveyance maintenance report.
- Order and follow-up initial vacancy inspections, occupancy inspections and monthly vacancy inspections.
- Send 'cash for keys' letter to occupied properties.
- Send code letter to municipality.
- Order and track evictions using the LoanSphere Foreclosure Bankruptcy system. Coordinate scheduled evictions with property preservation vendor and sheriff's department.
- Review and process convey condition reports provided by property preservation vendor.
- Review 'over-the-allowable' expense requests, partial approvals and denials via HUD's P260 system and submit additional documentation as needed. Follow up on over-the-allowable approvals on vendor's website if necessary.
- Submit and maintain winterization and lawn reports with vendor.
- Respond to code violations and if needed, order repair work or contact the local municipality for further information.
- Submit 'over-the-allowable after the fact' requests via P260.
- File Vacant Property Registrations as needed.
- Order Septic Dye Tests as needed.
- Review hazard claim approvals, request adjuster's scope of repairs from property preservation vendor and order repairs if feasible or at the direction of the Manager.
- Review ICC report received daily from vendor.
- Complete damage statement with notification of work approved, denied, caused by mortgagor or mortgagee neglect prior to conveyance.
- Have utilities turned on, as needed.
- Extensions of time requests for applicable HUD deadlines as needed.
