POSITION SUMMARY:
Assists Facilities Director with the maintenance and improvement operations of YMCA facilities and vehicles, including preventative maintenance and building control operations. Coordinates with the custodial crew to ensure a clean and safe environment for our members. Responsibilities may also include painting, carpentry work, floor maintenance, small engine repair and mechanical system maintenance and emergency repairs. May also complete custodial duties and other related responsibilities as directed by the Facilities Director.
Requirements:ESSENTIAL FUNCTIONS:
1. Assists with overall coordination of facility maintenance and responsibility for building controls.
2. Oversees and ensures Y is attractive and clean each day. Ensures completion of daily scheduled duties and maintenance of assigned areas and equipment.
3. Completes repair work and projects in a safe, efficient and workmanlike manner.
4. Assist Facility Director with purchasing, parts ordering and completes all purchase orders for the department.
5. Assist the Facilities Director with vendor visits as needed each day. (Seacoast Security, Firesafe, Central Extermination)
6. Monthly fire extinguisher inspection and Emergency light inspection for all sites.
7. Assist Facility Director with compliance with all local, state and federal regulations related to facilities and grounds.
8. Operates related motorized and non-motorized equipment. (Auto scrubber, snow blower, lawn mower, etc.)
9. Visiting Rockland Harbor YMCA twice a month to perform needed maintenance from light carpentry and painting.
10. Assists with annual shutdown projects in each department including Rockland Harbor YMCA.
11. Records and reports all needed repairs to Facility Director; repairs as directed.
12. Ensures YMCA building and property is secure during shift and report incidents and hazardous conditions to the Facility Director.
13. Performs custodial duties as necessary and may set up furniture for events.
QUALIFICATIONS:
1. One or more years of experience in facilities management role
2. Knowledge of HVAC, heating, basic plumbing and ability to operate automated building controls.
3. Working knowledge of plumbing, carpentry, painting, cleaning methods and other maintenance-related areas.
4. Ability to read and interpret instructions, procedures, manuals, and other documents.
6. Ability to report and record maintenance requests electronically and proficiency with Word and Excel.
7. CPR, First Aid and AED certifications at first available offering.
8. Ability to respond to safety and emergency situations.
9. Willingness to be on call when the Facilities Director is not available or on PTO.
10. Skills in supervision, and project management.
11. “POOL” certifications at first available offering.
12. Ability and current license to drive with record that meets YMCA standards.
PHYSICAL DEMANDS
1. Sufficient physical strength and agility to carry out essential duties.
2. Ability to erect and stand on ladders and platforms at heights up to 30 feet.
3. Ability to work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.
4. Ability to paint, clean equipment, and operate motorized equipment as needed.
5. Ability to work in conditions that will create dirt and dust.
6. Ability to perform essential maintenance to facility or equipment which may involve, but not limited to the following activities: semi – reaching to full-reach overhead; crouching; kneeling; shoveling; carrying, working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.
