ROLE
The Facilities Manager is responsible for ensuring that all bank properties are well-maintained, safe, and fully operational. In addition, the Facilities Manager is responsible for assisting in the bank’s security functions, including physical security and safety of employees, facilities, and assets. This position manages the Maintenance and Facilities Specialists and the janitorial staff.


ESSENTIAL FUNCTIONS
This position is responsible for the following functions:
• Oversee routine maintenance and repairs of bank buildings, including HVAC systems, plumbing, electrical, snow removal, and general upkeep
• Ensure the cleanliness, safety, and functionality of all bank facilities, including offices, conference rooms, and common areas, and have them ready for meetings and events
• Assist in the creation and implementation of security standards, policies and procedures, keys and locks, and alarm functionality
• Negotiate and manage contracts with service providers, including cleaning, security, landscaping, snow removal, and maintenance services
• Develop and manage budgets for maintenance, repairs, and capital projects. Monitor expenditures to ensure cost-effectiveness
• Coordinate office space planning and renovations. Ensure efficient use of space and resources
• Ensure all facilities comply with safety regulations and standards. Conduct regular safety inspections and address any issues promptly
• Create and maintain reports on maintenance, repairs, safety, and other relevant activities for senior management
• Oversee routine maintenance and upkeep of bank vehicles
• Manage the transportation of various items between all Peoples Bank and Trust locations as needed
• Manage the Maintenance and Facilities Specialists and the janitorial staff, while performing those duties as needed or as backup

QUALIFICATIONS
EDUCATION/CERTIFICATION: High school diploma or equivalent required
REQUIRED KNOWLEDGE: Knowledge of basic facilities, equipment maintenance, policies, procedures, and strategies, knowledge of basic elevator equipment maintenance, including fuse boxes and breaker boxes, and knowledge of basic waste disposal procedures
EXPERIENCE REQUIRED: 2 years custodial or related experience
SKILLS/ABILITIES: Attention to detail, self-motivation, self-management, problem-solving, efficient time management, good independent judgment related to maintenance and repair and prioritization, maintenance project management, good communication and interpersonal skills, flexibility, and willingness to work with constantly shifting priorities


PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION
TALKING: Ability to speak effectively and communicate clearly
AVERAGE HEARING: Ability to hear average conversations at a standard level in an office environment around other customers and bank personnel
REPETITIVE MOTION: The employee is regularly required to type throughout the day
FINGER DEXTERITY: The employee is regularly required to use their hands to type and maneuver a mouse
AVERAGE VISION: Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus with 20/20 vision (with or without the assistance of eyeglasses/contacts)
PHYSICAL STRENGTH: The employee must occasionally lift and/or move up to 25 pounds (unassisted) as well as stand, sit, bend, kneel, squat, and walk for long periods of time


WORKING CONDITIONS
General professional office environment with climate control and adequate lighting. Regular outdoor
work, exposing employees to natural weather conditions. Regular travel to and from other locations. Occasional work attendance on Saturdays. Regular hours outside of bank operation hours to complete tasks as necessary.


MENTAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION
REASONING ABILITY: Ability to deal with a variety of variables under only limited standardization.
MATHEMATICS ABILITY: Strong numeric capabilities; ability to add, subtract, multiply and divide in all units of measure using whole numbers and common fractions.
LANGUAGE ABILITY: Ability to read, analyze, and interpret documents. Ability to communicate clearly.
