Key Responsibilities:
Task Performance
- Perform general maintenance tasks, including HVAC maintenance, electrical repairs, changing light bulbs, patching drywall, flooring installation, ceiling tile replacement, furniture repairs, and addressing plumbing issues.
- Serve as the primary point of contact for building leadership and other leaders regarding any maintenance issues or concerns at the buildings.
- Track and adhere to a maintenance budget, ensuring that all work is completed within financial parameters.
- Collaborate with the Director of Real Estate in capital planning, budgeting, and forecasting to ensure that building maintenance needs are met in a cost-effective manner.
- Assist with routine inspections of facilities to identify potential maintenance concerns and proactively address them.
- Stakeholder Management
- Manage team needs, requests and expectations through professional communication with multiple stakeholders.
- Vendor Management
- Coordinating project, scope, and schedule with vendors.
- Obtaining approval for projects, tracking against schedule and budget.
- Ensuring vendors are executing work and have proper access to buildings.
- Documentation Management
- Maintain accurate records of maintenance activities, repairs, and vendor contracts. Planning Management
- Working with stakeholders to forecast and plan future projects
- Report to the Director of Real Estate for budgeting purposes
- Ensuring all back office work is done in a timely fashion
Qualifications:
- 2-4 years of experience in light maintenance or construction, preferably in a commercial real estate setting.
- Knowledge and experience in general building maintenance, including HVAC systems, electrical work, plumbing, and minor construction tasks (drywall, flooring, ceiling tiles, etc.).
- Strong problem-solving skills with the ability to quickly assess and resolve maintenance issues.
- Experience with coordinating and managing vendor relationships for larger maintenance projects.
- Strong organizational and time management skills.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- A high school diploma or equivalent is required; trade certifications or experience in specific trades (HVAC, plumbing, electrical, etc.) is highly preferred.
- A strong work ethic, attention to detail, and a willingness to learn and grow within the role.
- Ability to work independently and as part of a team.
- Excellent communication skills and the ability to build positive relationships with staff, vendors, and contractors.
- Ability to perform physical tasks such as lifting, bending, climbing, and walking.
- Must be able to work in various environments, including rooms, hallways, and mechanical rooms.
- Must be able to handle a variety of tools and equipment used for maintenance tasks.
