POSITION OVERVIEW
The Licensed Community Association Manager is responsible for providing the overall supervision of assigned communities. The successful Community Association Manager effectively interacts with internal and external customers including homeowners, vendors, board members and committee members, as well as office staff. Pay is based on commission of the associations managed.
COMPETENCIES & REQUIREMENTS
Responsibilities:
- Supervise the operation and administration of the Association in accordance with management agreement, state statutes and the Association's policies and procedures.
- Acts as or oversee the primary liaison with the Association Board of Directors and homeowners as needed.
- Attend Board meetings per the management agreement and community events as needed.
- Ensure Board of Directors are aware of legal actions involving the Association.
- Prepare Board packages according to established time frames.
- Monitor corporate and client delinquency rates and collections process for account portfolio.
- Approve all community invoices for payment.
- Review and provide accurate monthly financial reports.
- Prepare annual budgets including a review of community reserve studies and maintain all expenses within the budget.
- Maintain unit and contract files relating to the operations of the Association.
- Coordinate annual tax return filing with community CPA.
- Oversee all capital improvement and replacement projects.
- Bids projects to multiple vendors using standard RFP to provide consistent scope of work.
- Coordinate with maintenance staff to complete work orders as well as overseeing contract vendors and ensure they meet their contract obligations.
Requirements:
- Professional customer service skills.
- Degree preferred.
- CAI or CACM Designations preferred.
- Exceptional communication skills both written and verbal with polished, professional and friendly demeanor.
- Knowledge of communities/property/real estate and homeowner’s associations.
- Time management and time critical prioritization skills.
Salary : $65,500 - $125,000
