Persons Services Corp (PSC) is seeking an experienced Estimator for our Construction Group. The Estimator will lead the estimating and bidding responsibilities of the pre-construction process. This position requires an individual with strong attention to detail who can deliver estimates and proposals with great accuracy and within specified timelines.

- Review the bid market and track prospective bids.
- Keep the bid calendar for the Construction Group updated and communicate with the team.
- Take the lead role in lump sum bids, which includes (but is not limited to) the following:
- Setting up the Bid Folder on the Cloud/Web and organizing it accordingly.
- Organizing and setting up the Project Bid on Building Connected (or the current Bid Solicitation website) and issuing Invitations to Bid (ITBs) to subcontractors and vendors as needed.
- Executing the Project Bid Setup Form and procuring all required items/information as listed.
- Performing a Scope/Specification Take-off.
- Creating the estimate in a methodical and organized manner so that it can easily be followed and interpreted when others review.
- Communicating with design professionals and/or the owner prior to the bid to clarify any ambiguities or inaccuracies found in the bid documents.
- Frequent communication with subcontractors/vendors to verify if they are bidding/quoting the project, ensuring a minimum of three prices per scope of work.
- Performing quantity take-offs for various scopes of work as needed to provide the most accurate and competitive estimate possible.
- Working with Project Management and Field Operations to develop the best game plan and approach to the General Conditions (GCs), then incorporating this into the estimate.
- Procuring subcontractor and vendor pricing, analyzing and reviewing scopes, and communicating with subcontractors and vendors regarding any questions or revised pricing needed. Note any verbal qualifications/clarifications on quotations with the date/time/individual spoken to and initialed if updated written quotes are not procured.
- Procuring Bid Bonds and completing Bid Forms and Proposals for submission by the assigned deadline, either at the proper location or electronically.
- Following up on pending proposals, responding to any questions/clarifications as needed, and closing out each bid/proposal submitted.
- Analyzing and assembling cost data, unit prices, historical costs, and information to develop a database for future conceptual estimates and to gain a competitive edge.
- Developing clear and accurate scope documents for Design/Build projects.
- Performing quantity take-offs, analysis, estimates, and studies for all items incorporated into the assigned scope.
- Reviewing drawings, specifications, and all other construction documents. Making senior management aware of design-related problems, document completeness, and other potential risks.
- Collaborating with Project Management and Field Operations to successfully “hand off” procured/contracted projects, assist with the Buy-out Process, and develop strategic plans and schedules to set up PM & FO for success.
- Overseeing the value engineering process during pre-construction for assigned projects.
- Managing Assistant Estimators, Pre-construction Assistants, and Preconstruction Interns.
- Ensuring strict adherence to safety, quality, ethics, and compliance requirements at all times.
- Communicating and collaborating with Business Development, Project Management, and Operations during pre-construction efforts.
- Developing and enhancing subcontractor and vendor relationships.
- Assisting senior management with improving processes and procedures as needed.
Qualifications:
- Excellent communication skills, with a focus on honesty and integrity in all interactions.
- Knowledge of building construction, materials, systems, market conditions, and trade practices.
- Must have the ability to work with minimal information and quickly develop an understanding of the owner/architect requirements.
- Should demonstrate an imaginative, innovative, and succinct approach to a project.
- Complete knowledge of estimating documents and the ability to provide accurate qualitative and quantitative analysis of the documents.
- Must be computer literate with a working knowledge of Microsoft Office applications (Word, Excel, Outlook, and Project); familiarity with construction project management software is a plus but not required.

- At least two (2) years of experience as an Estimator, with experience in project management or field supervision.
- A Bachelor's degree in Construction Management, Building Construction/Science, or a similar field is preferred.
