The Senior Estimator plays a crucial role in ensuring the project's success by thoroughly reviewing and including all potential costs and preconstruction factors in the estimate. This enables the Project Team to more effectively manage the project, maintain strong relationships, and secure additional work through excellent performance. This position is responsible for preparing detailed estimates and budgets by collaborating with trade partners and vendors, performing quantity take-offs, and leveraging historical cost data. The ideal candidate will have a solid understanding of commercial construction practices and will gain expertise by focusing on specific scopes of work. The successful individual will serve as a Bid Captain for the company's largest and most complex projects (up to $100 million) and support the mentoring of other members of the estimating team.
KEY ACCOUNTABILITIES
- Maintain expert-level knowledge of construction safety, building types, codes, systems, and sustainable design.
- Demonstrate mastery in evaluating and estimating projects, integrating schedules, and collaborating with stakeholders.
- Conduct market research on current construction trends, methods, materials, products, and costs.
- Read and understand project documents (plans, specifications, contracts) to grasp project scope and requirements.
- Understand all factors for a comprehensive scope package, including logistics, schedule, coordination, and methods.
- Survey proposed project sites for suitability and adjust estimates accordingly.
- Participate in design team and Project TEAM coordination meetings.
- Create preliminary construction schedules for projects.
- Facilitate the “hand-off” meeting to Operations, providing project history to the team.
- Champion internal initiatives to improve the Estimating Department's processes.
- Prepare detailed estimates by partnering with trade partners, vendors, and using historical data.
- Perform conceptual estimating or ROM (rough order of magnitude) for proposed projects.
- Act as Bid Captain, managing the estimating/bidding process for assigned projects.
- Manage all document control for projects, including revisions and distribution to bidders and trade partners.
- Identify long lead time items, critical components, and partner with Operations on general conditions and supervision estimates.
- Create and maintain clarifications, assumptions, and budget documents; perform value-analysis to maintain budget.
- Establish strong relationships with design teams, trade partners, and owners to resolve scope and design issues.
- Oversee the bidding process, including creating instructions, analyzing bids, and managing discrepancies in bids and materials.
EDUCATION AND EXPERINCE
- A minimum of five (5) years of experience as an Estimator in the construction industry is required. A bachelor’s degree in construction management is desired or Construction Engineering and Technology, Engineering OR any combination of education and experience that demonstrates the ability to perform the job duties (required).
- Demonstrated knowledge of how to evaluate and estimate projects, integrate schedules, and ask the right questions of all the project stakeholders (design team, owners, operations, estimating).
- Expert working knowledge of different contract types including hard-bid/lump-sum, cost-plus, and guaranteed-maximum price is required.
- Experience successfully negotiating contracts and agreements and resolving issues with project partners.
- Highly proficient at reading and interpreting construction drawings, specifications, and other contract documents.
- Experience in researching issues, determining clear courses of action, and demonstrating decisiveness.
- Intermediate to expert-level proficiency in MS Office Suite of programs, such as Word, Excel, Outlook, and PowerPoint and cost estimating software required is required.
- Experience with a bid distribution platform such as Building Connected, SmartBid, or similar is preferred.
- Expert knowledge of generally accepted construction practices and processes.
- Strong demonstrated experience managing, coaching and mentoring team members.
- High standard of ethics, fairness, and appropriate transparency with bidders and partners.
- OSHA 10-hour and CPR/first aid certification required either initially or upon hire.
- Must be organized, reliable, punctual, and be able to work in a team-oriented atmosphere while maintaining confidentiality.
- A proven self-starter with the ability to manage and maintain timelines and deadlines.
