THE ROLE:
Reporting to the Vice President, Operations and with the guidance of the Property Controller in Canada, the Property Accountant will play a pivotal role in ensuring the accuracy and compliance of financial reporting, cash management, and general ledger activities across diverse portfolio of properties within Phoenix and Las Vegas. The Property Accountant will work collaboratively with the management team, contribute to the growth of the company, and help shape financial strategy, ultimately making a significant contribution to the organisation's success.
RESPONSIBILITIES:
- Execute the day-to-day accounting operations for a portfolio encompassing residential and commercial properties.
- Perform monthly, quarterly, and annual accounting activities, including reconciliations, coordination, and the review of financial reports and supporting schedules, ensuring strict adherence to deadlines.
- Ensure strict compliance with accounting policies and procedures in accordance with GAAP.
- Post monthly journal entries, including rental revenue, CAM accrual, and direct resident/tenant billings; monthly operating expense accruals; and other operating expense accruals.
- Complete reconciliations for A/P, A/R, GL, cash, bank, and credit accounts.
- Prepare monthly sales tax returns (preparation & filing).
- Develop monthly cash flow forecasts for the property portfolio, effectively managing cash flow to meet property expenses and funding requirements.
- Perform cash disbursements through wires and checks, prepare invoicing, and oversee inter-company collections, maintaining daily cash balances.
- Review commercial lease documents to ensure accurate billings and CAM cost pool set-up. Complete annual CAM reconciliations and post the adjustment billings.
- Prepare quarterly financials for multiple properties, accommodating varying lender reporting requirements.
- Assist in the preparation of annual audited financial statements, including footnote disclosures and supporting schedules, while proactively responding to audit inquiries from the accounting firm.
- Prepare, analyze, and present the Executive Team with the next year's budgets and forecasts for all properties.
- Maintain the fixed asset system by monitoring additions and disposals, maintaining asset records, and overseeing depreciation reporting.
- Manage Vendor records and 1099 Reporting.
- Contribute to the development and maintenance of written policies and procedures for functions and duties performed.
- Undertake additional duties and tasks as assigned by the Vice President of Operations or Executive Team.
- Occasional travel required (<25%).
QUALIFICATIONS SKILLS & ATTRIBUTES:
- Bachelor's degree in Accounting, Finance, or a related field. CPA designation is preferred.
- Possess a minimum of 2-4 years of relevant accounting experience, demonstrating a strong background in property accounting and a sound understanding of accounting principles and regulatory compliance.
- Proficiency in Yardi Voyager.
- Advanced skills in Microsoft Excel, Word, and Outlook.
- Exceptional analytical and problem-solving abilities.
- Exceptional attention to detail and commitment to accuracy.
- Effective communication skills, both written and verbal.
- Ability to thrive in a fast-paced, deadline-driven environment.
