SUMMARY :
Responsible for coordinating the daily operations of assigned construction projects within the district. Projects may be large stand-alone projects or multiple small projects funded from many sources. The construction of these projects may be through the hard-bid procurement cycle, CM@Risk, design-build, job order contracting, or specialized contracts. Monitoring, managing, and reporting on the progress, payments, and quality of the construction activities are key responsibilities of this position. This position will also oversee and manage the Project Specialists. Interfacing with campus staff, district-level administration, support service departments, local authorities, and regulating agencies are all parts of the Construction Project Manager's job duties.
ESSENTIAL FUNCTIONS :
- Assists the Construction and Facilities Director in preparing, coordinating, and monitoring long-range plans / work for major buildings and grounds projects.
- Confers with members of District leadership to advise them in the planning and status of facility improvements, repairs, and alterations.
- Prepares and / or supervises the preparation of construction documents as determined for the project.
- Coordinates and monitors all project work assigned by the Construction and Facilities Director.
- Prepares cost estimates and project schedules for individual projects and long-range district master planning program.
- Attends bid openings relative to construction projects and assists district in awarding the contract.
- Confers with school principals and campus facilities supervisors, in the coordination of contractor activities at their schools or units.
- Leads pre-construction activities for all assigned projects.
- Develops agendas and conducts meetings as necessary.
- Schedules and attends periodic site meetings with general contractors, architectural or engineering consultants and / or construction managers.
- Assists in the inspection of construction projects to assure compliance with contract documents.
- Reviews proposal requests, change orders, and pay applications; recommends action to Construction and Facilities Director.
- Receives, reviews, and distributes project closeout documents including warranties, certificates, guarantees, maintenance manuals, operating instructions and, as-built drawings.
- Assists in maintaining documentation (drawings, specifications, and submittals) on assigned campuses. Updates and maintains as-built and / or record drawings as required.
- Submits reports as necessary to the Construction and Facilities Director.
- Oversees the daily activities of the project specialists and provides guidance for their projects.
- Performs other duties as assigned.
