Compensation
The base salary range for this position will vary based on skills, education, and experience. This position is also eligible for a discretionary annual bonus. Please keep in mind that hiring at the maximum of the range would not be typical in order to allow for future salary and career growth.
What You’ll Do
- Assists with training on-site maintenance staff and participates in the diagnosis of problems and repairs in areas such as HVAC, electrical, plumbing, carpentry, dry wall, exterior structural, and appliance.
- Maintains all apartments and common areas with preventative maintenance according to maintenance standards.
- Conducts a daily inspection of both interior and exterior of the building for any maintenance issues and documents them in the appropriate log.
- Ensures all repairs and improvements are made to vacant apartments in a timely manner.
- Maintains all in-house plumbing systems (e.g., sinks, toilets, bathtubs, hot water tanks, etc.).
- Completes minor electrical work within units and common areas (e.g., light switches, wall outlets, garbage disposals, fixtures, exhaust fans, make up air units, etc.).
- Manages the regularly scheduled paint touch up program for the entire community.
- Paints apartments and the majority of common areas.
- Inspects apartments for any necessary work when notice to vacate is given.
- Maintains a daily log of hot water temperatures.
- Conducts monthly, quarterly, semi-annual, and annual testing and maintenance to community equipment as appropriate.
- Assists maintenance technicians with training and development of safety procedures and hazardous communications.
- Completes all written work orders assigned in a timely manner.
- Ensures all vehicles are maintained in a safe and good working condition and document maintenance as required.
- Responds to all community maintenance emergencies as requested.
- Plays an active role in the monthly safety meetings by leading meetings, acting as chair, and going over results of safety inspections.
- Assists in developing operating income/expense budgets and capital budgets, which reflects the owner's objectives for operations at the property.
- Stays up to date company approved technologies, systems, and procedures related to the property and building management.
- Plans, organizes, schedules, and check performance of maintenance programs.
- Identifies, plans, and use authorized maintenance resources within budgetary guidelines for requesting special tools and rental equipment.
- Ensures prompt reporting and repair of property and building assets.
- Creates training schedules for performance of preventative maintenance on assigned properties and building assets according to maintenance policies, techniques, and practices.
- Utilizes appropriate measurement and diagnostic equipment for troubleshooting to minimize
- disassembly and the unnecessary installation of new repair parts and waste of serviceable parts.
- Develops and maintains a high degree of maintenance discipline including prevention of equipment abuse. Takes appropriate action in instances of abuse.
- Ensures personnel are properly trained and licensed, if necessary, for the equipment they operate and the work to be performed.
- Ensures that team training stresses procedures conducive to good preventative maintenance practices, proper operation, and safe handling of equipment.
- Maintains maintenance records on each equipment item.
- Possesses knowledge of the inventory and maintains adequate stock.
- Plans and schedules checks to ensure current preventative maintenance services are in place in accordance with manufacturer MIM's.
- Travels as assigned between local properties, if applicable.
What You Bring
- High school diploma or general education degree (GED).
- At least three (3) years of related work experience, or equivalent combination of education and work experience.
- Must be able to obtain an EPA certification within 90 days of hire (if applicable).
- Must be at least 18 years of age.
- Electrical, boiler, plumbing, engineering, or related certification is preferred.
- Computer Skills
- Intermediate knowledge of Microsoft Office 365.
- Strong knowledge of industry R&M systems (online work order systems).
- Must know how to drive a vehicle with proof of valid drivers license and pass an MVR check.
- Ability to effectively communicate in both verbal and written form with residents, employees, and vendors.
- Proven ability to manage and work successfully with vendors to complete maintenance projects as needed.
- Strong knowledge of alarms and emergency systems or the ability to be trained.
- Working knowledge of electrical & plumbing systems, floor care, HVAC, suppression/irrigation systems, appliances, and elevator mechanics.
- Working knowledge of budgets.
- Strong prep and painting abilities.
- Basic vehicle inspection abilities and minimal vehicle maintenance knowledge.
- Must be able to maintain reports, logs, and file systems as well as meet required deadlines.
