The Property Manager is responsible for all operational and financial aspects of an assigned property. Results are achieved by facilitating the optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance revenue enhancement, capital improvements, information reporting, and compliance with all company policies.

What You'll do
- Demonstrate a positive, professional, and client-oriented attitude with coworkers, tenants, clients, and the public. Constantly strive for improvements in work process and results to better meet client's expectations.
- On assigned properties, act as the company's primary coordinator to assure that efforts fully meet and exceed contractual property management obligations.
- Direct the day-to-day activities of risk management, safety/security, maintenance, marketing, landscaping, and operations.
- Develop operating income/expense budgets and capital budgets which reflect the owner's objectives for operating the property, cash flow requirements, and leasing strategy.
- Recommend and implement programs which contribute to profitability.
- Analyze monthly financial statements including operating variances from budget, cash management, and strategies for collection of receivables.
- Administer leases on each project, review all tenant billings, analyze lease clauses, prepare vacancy reports, enforce tenant compliance, and perform landlord obligations.
- Identify leasing prospects and occasionally respond to routine leasing inquiries.
- Maintain complete and accurate property files and records according to company policies.
- Coordinate collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable. Collect delinquent accounts promptly.
- Communicate with accounting department to ensure accuracy of rent roll and accounts receivable.
- Assist with eviction of tenants in compliance with court order and directions from the lawyer and owner.
What You Bring
- High school diploma or general education degree (GED); college degree preferred
- Four (4) years of property management experience, or equivalent combination of education and related work experience
- Certified Apartment Manager (CAM), Certified Property Manager (CPM), or similar designation is preferred
- Previous supervisory experience is preferred
- Valid driver’s license
- Comprehensive knowledge of Microsoft Office 365
- Advanced knowledge of Yardi or other property management software
- Ability to learn and utilize new accounting, leasing, and other applicable software, technology, and social media
- Ability to effectively communicate in both verbal and written form with residents, employees, and vendors
- Strong knowledge of residential real estate including a broad understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing a mixed-use property
- Ability to analyze a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations from financial plan, determine causes and to provide recommendations to the owner on needed action plans
- Ability to create a marketing plan using available market data and resources
- Ability to create and maintain a business plan as it relates to operations and future goals
- Positive, innovative approach to problem solving
- Ability to work a flexible work schedule with regular and timely attendance
- Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through
- Ability to exercise judgment and discretion
