Job Overview
PVCA is seeking a part time Property Manager to manage the responsibility of the overall physical and financial responsibility of the 100 condominiums at Pioneer Valley Condominiums. Responsibilities include but are not limited to the following:
Utility Responsibility
- Heating and plumbing systems – Ensure reliability of boiler operation for both hydronic heating and hot water system to include unit zone valves HW tanks and pumps, annual furnace inspection, review monthly natural gas. and water and sewer billing.
- Supervise mechanical heating contractor work and seasonal furnace shut-down and start-up.
- Electrical and fire detection and alarm systems- Inspect common area exterior lighting 2X a month, review monthly billing for anomalies, change detector batteries or replace units as needed.
- Oversee electrical contractor.
- Water and sewer systems – schedule semi-annual jetting of sewer mains, and review quarterly water and sewer billing.
Grounds
- Pool Operations – Maintain painted surface, first aid kit, emergency phone line, security combination doors, pool landscaping, supervise CPC (Certified Pool Administrator) contractor and daily chemical testing of pool.
- File annual permit for inspection by Chicopee Board of Health.
- Set-up pool furnishings and store at year end.
- Landscape schedule- Schedule and oversee lawn fertilization, sprinkler start up/winterization, Wi-Fi timer controls for irrigation/sprinkler system, lawn cutting and bush trimming.
- Plowing contractor – Oversee all plowing operation to include salting of ice. Review all billing for accuracy.
Financial and Administrative Duties
- Participate in formulating annual budget utilizing historical spending trends.
- Continuously monitor spending in all budgetary line items.
- Attend monthly and annual meeting. Prepare monthly agenda for Board.
- Guide residents regarding questions, PVCA rules & regulations and compliance with the by-laws. Correspond with board members regarding compliance issues when necessary.
- Correspond verbally and in writing with unit owners when necessary.
On call responsibility 24/7 Required office hours Mon, Wed, & Fri - 8:30am – 1:30pm (Some Flex)
Compensation
Annual salary, 8 paid Holidays, one week vacation after first year and two weeks vacation after completing second year, 3 sick days. Additional compensation for emergency situations and extenuation circumstances.
Job Type: Part-time
Pay: $35,000.00 - $40,000.00 per year
Expected hours: 15 – 25 per week
