Job Overview
Pivot Operations, a local property management company, is seeking a full-time Property Maintenance Technician to care for our residential properties throughout Portland. Duties include routine interior and exterior maintenance, repairs, and some custodial duties. Familiarity with or a willingness to learn a variety of skills including basic carpentry, electrical, plumbing, painting, snow removal, yard maintenance, and general property upkeep is essential. This role requires a proactive approach to troubleshooting, repairing, and maintaining various systems within our residential properties.
Work is primarily completed independently based on work orders from tenants and the property managers. The Property Maintenance Technician will work closely with the Property Manager to prioritize tasks, provide excellent customer service, and ensure a safe and efficient environment.
Duties
- Perform vacant unit turnover work including paint, carpentry, minor plumbing and electrical repairs.
- Monitor equipment and tools. Perform maintenance or minor repairs, as needed. Keeps track of regular maintenance by 3rd party services.
- Track progress through digital work orders. Perform related work as required, which may include completion of work orders, request for materials, tracking of time and material used.
- Performs such other duties as may be assigned from time to time by the immediate supervisor.
Experience
- Possess valid State of Maine motor vehicle operator’s license.
- High school diploma or equivalent supplemented by maintenance courses at a vocational/technical institute. Two years of experience in the general building maintenance field, or any equivalent combination of experience and training.
- Possess knowledge of the hazards and applicable safety precautions in construction and building maintenance.
- Ability to establish and maintain effective working relationships with fellow employees and tenants.
- Ability to follow work plans and work independently to complete tasks.
- Detail oriented with willingness to problem solve and troubleshoot issues.
- Ability to maintain a positive attitude while working.
Job Type: Full-time
Pay: $20.00 - $30.00 per hour
Expected hours: 40 per week
