Building Manager Spotswood Reformed Church/Pixie Preschool

Responsibilities:

1. Presence:

· Establish regular hours during business days: 7-11 AM (Monday, Wednesday, Friday, and 4-8 PM Tuesday and Thursday).

· Respond as needed to emergencies.

2. Facility and Property Management:

• Conduct regular inspections of the three campus buildings, the church and education wing, the Annex, and the parsonage, to identify maintenance needs.
• Perform general maintenance tasks like light plumbing, electrical work, and carpentry.
• Ensure the facilities' heating, ventilation, and air conditioning systems work well.
• Deal with tenants’ complaints.
• Manage indoor and outdoor play equipment.
• Address any issues related to safety hazards promptly.

3. Cleaning and Sanitation:

• Organize deep cleaning through companies.

4. Grounds keeping:

• Manage the cleanliness and safety of outdoor play areas.
• When needed, perform touch-up landscaping tasks such as mowing, trimming, weeding, and power washing.
• Take on first-responder snow removal and ice management during winter months when the contractor cannot arrive in time or the snow and ice are below the contracted amount.

5. Safety and Compliance:

• Ensure that all maintenance activities adhere to safety and health regulations.
• Manage the buildings and grounds compliance with licensing requirements and inspections through the State, the Borough (Fire Department, Construction Office, etc.), and the insurance company.
• Manage all Workers Comp and Liability Certificates.

6. Emergency Response:

• Be prepared to respond quickly to emergencies, including fire alarms or other safety issues.
• Ensure emergency exits are clear and functional.
• Inclement weather preparation and clean up.

7. Inventory Management:

• Request maintenance supplies as needed (not cleaning supplies.)

8. Communication:

• Report any significant maintenance issues promptly to the Pastor and the Childcare Center Director.
• Maintain records of general and special maintenance and repairs for reference, including annual inspection reports (e.g., records of boiler, elevator, fire alarm, fire extinguisher, and insurance inspections).

9. Planning:

· Communicate costs in advance of expenditures.

· Maintain a prioritized project list.

Qualifications:

• Proven experience in maintenance and repairs, Knowledge of basic carpentry, plumbing, electrical, and HVAC systems.
• Strong attention to detail and problem-solving skills.
• Ability to work independently and prioritize tasks efficiently.
• Good communication and interpersonal skills.
• Physical fitness and ability to lift to 50 pounds.
• Willingness to undergo background checks and child abuse clearances as required.
• Willingness to be the first responder on the alarm lists of the preschool and the church (two fire alarm lists) and to be the liaison to the insurance company for flood and temperature alarms.)

Working Conditions:

• Work indoors and outdoors in various weather conditions.
• Work involves bending, stooping, lifting, and other physical tasks.
• Work occasionally on evenings or weekends for emergency repairs or maintenance projects.
• Shop, computer, and tools will be provided for church use only.

Summary

As the Building Manager for Spotswood Reformed Church/Pixie Preschool, you will oversee the maintenance and functionality of the facilities, ensuring a safe and welcoming environment for all. Reporting to the church & preschool leadership, you will utilize your core skills in communication, plumbing, HVAC, and carpentry to address repair needs and manage ongoing maintenance tasks. Your expertise will be vital in coordinating with staff and contractors, fostering a collaborative atmosphere, and upholding the organization's standards of excellence in facility management. Job Type: Part-time

Pay: $25,000.00 - $30,000.00 per year
