We are seeking a dynamic, committed, and experienced Maintenance Coordinator/Property Maintenance Manager to join our team. This individual will directly manage maintenance operations across a multi-state portfolio of residential and commercial properties. You’ll lead in-house maintenance and cleaning technicians while coordinating with vendors for lawn care, snow removal, and other essential services.
Your primary goal is to ensure timely and efficient maintenance services, uphold property standards, and meet key performance indicators that maximize both profitability and satisfaction for tenants and property owners.
Position Overview:
This is a leadership role ideal for someone with 5–7 years of maintenance management experience, including construction knowledge and interior/exterior property maintenance expertise. Proficiency in AppFolio software is required. You’ll manage technicians, cleaning teams, vendors, and maintenance scheduling across multiple states. The role can be fully remote based on experience, or we offer relocation assistance to our home office in Schofield, WI for candidates seeking an in-office setting.

Key Responsibilities:
- Manage daily and long-term maintenance operations across multiple regions
- Use AppFolio to coordinate, dispatch, and track work orders
- Supervise and schedule in-house maintenance and housekeeping technicians
- Oversee seasonal services, including snow removal and lawn care
- Apply hands-on knowledge of residential construction and building systems
Troubleshoot property issues and oversee timely, cost-effective repairs - Vet, manage, and evaluate third-party vendors
- Review and approve vendor estimates, proposals, and invoices
- Ensure compliance with safety and local maintenance regulations
- Collaborate on preventive maintenance plans and capital improvements
- Track in-house employee hours and locations using GPS-enabled software to verify time on-site and ensure alignment with work orders and schedules
- 5–7 years of experience in property maintenance or coordination
- Proven background in property upkeep and construction (interior & exterior)
- AppFolio experience is required
Strong leadership and vendor management skills - Exceptional organization, communication, time management, and problem-solving abilities
- Comfortable in a high-volume, fast-paced environment
- Experience leading remote teams and managing across regions
- Familiarity with GPS-based employee tracking tools and digital time management
- Willingness to travel to Wisconsin monthly or quarterly if working remotely
Familiarity with local regulations in WI, KY, OK, FL, or AZ is a plus
- Salary range: $55,000 – $67,500 (based on experience)
- Quarterly performance bonuses
