Position Summary: The Platte County Appraiser is responsible for conducting property appraisals for tax assessment purposes. This role involves inspecting, analyzing, and evaluating real and/or personal property to determine market value in accordance with state and local laws, regulations, and appraisal standards.
Essential Job Functions
- Inspect residential, commercial, agricultural, or industrial properties to gather data relevant to valuation.
- Collect and verify property data such as size, condition, construction type, and improvements.
- Use mass appraisal techniques, cost, income, and sales comparison approaches to determine fair market value.
- Maintain and update property records, maps, and appraisal databases.
- Analyze market trends and real estate sales data within the county to ensure accurate assessments.
- Respond to public inquires and explain valuation procedures and results.
- Represent with the County Assessor at the County Board of Equalization hearings.
- Collaborate with other county departments and attend training to remain compliant with state appraisal standards.
- Ensure timely completion of appraisal cycles in accordance with state deadlines.
- Assist with the preparation of appraisals for TERC.
- Interview owners, tenants, and managers to acquire pertinent information regarding rents, vacancies, expenses, and property characteristics.
- All other duties as assigned.

Qualifications
- Bachelor’s Degree in Business Administration, Public Administration, or related field; or 3 to 5 years of experience appraising real property and in tax valuation functions required.
- Current Nebraska appraiser certification or license, or the ability to obtain certification within 6 months from start date, preferred but not required.
- Knowledge of appraisal principles, practices, and laws.
- Ability to read, interpret, and understand legal documents and language.
- Basic knowledge of construction and construction processes.
- Valid Driver’s License and ability to travel within the county for inspections.
- One or more years of appraisal, real estate, or related experience preferred.
