Maintenance Technician (Missoula)

DESCRIPTION OF COMPANY:
Plum Property Management was established in April of 2009 to provide real estate management to property owners and investors. Plum manages properties throughout Missoula and the close surrounding areas. Our properties include apartments, single-family homes, mobile home parks, storage facilities, homeowner and condo owner associations, and commercial properties.
Plum’s services consist of establishing rental rates, advertising, showing properties, negotiating leases, collecting payments, payables, forecasting requirements, preparing annual budgets, scheduling expenditures, tax preparation, initiating corrective action, resolving complaints, enforcing rules/laws, property inspections, maintenance coordination, cleaning coordination, planning renovations, establishing and enforcing precautionary policies, laws, and regulations, response to emergencies, and eviction preparation. Additionally, Plum prepares reports by collecting, analyzing, and summarizing data and trends within our industry. We accomplish knowledge by participating in educational opportunities, professional organizations, and maintain personal and professional networks.
SUMMARY OF THE POSITION:
Plum is seeking a skilled and reliable Maintenance Technician to join our team. We welcome those with a strong background in maintenance and repairs. Ideally, candidates will have experience in the Property Management or Real Estate industry. In this role, you will be responsible for the general upkeep, repairs, and maintenance of properties managed by Plum. This includes routine maintenance, scheduled cyclical tasks, implementing preventative measures, and urgent/emergency repairs. Attention to detail, the ability to meet strict deadlines, and delivering high-quality work are essential.
The tasks will include:
- Managing a large variety of tasks and objectives while delivering consistent quality work.
- Performing maintenance and repairs in single family homes, multi-unit complexes, commercial buildings, vacation rentals, mobile home parks, and storage facilities.
- Repairing basic plumbing, electrical, and HVAC issues.
- Applying preventative measures to the building and assets to reduce the risk of future problems.
- Fixing potential safety hazards to avoid injuries and/or damage to the property and occupants.
- Interior painting.
- Effectively communicate with team members, vendors, clients, and renters.
- Serve as on-call maintenance providing evening, weekend, and holiday emergency service, or coordinating emergency maintenance to an outside vendor.
- Ensure exterior curb appeal of the facilities and cleanliness of grounds.
- Recommends measures to improve methods of operation, performance, safety, and quality of service for managed properties.
- Basic lawn care/snow removal, which may include mowing, trimming, edging, weeding, and shoveling walkways.
- Enjoy driving throughout Missoula and surrounding areas including (but not limited to) East Missoula, Bonner, Clinton, Turah, Seeley Lake, Frenchtown, Huson, Alberton, Lolo, Florence, Hamilton, and Stevensville.
- Strong daily organizational skills are essential to stay on top of administrative tasks, which will be managed using a company-provided smartphone.
- Utilize Plum PM’s software system to efficiently track work order progress, including detailed notes and photos, while ensuring accurate invoicing for labor, supplies, and mileage. Maintain organized records and receipts to support seamless workflow and documentation.

REQUIREMENTS & EXPECTATIONS OF RESUME:
We are seeking a person who can fulfill the following requirements:
- Ability to read, write, understand, and communicate in English.
- High School Diploma or General Education Diploma. Proof upon interview required.
- Reliable automobile, proof of automobile insurance, and valid Montana state driver's license. Proof upon employment required. The personal vehicle of an employee will be used for this position.
- Efficient and skillful in computer and smartphone skills including operating a Microsoft® 365 Account, which includes the use of Teams, SharePoint, OneDrive, and Office products (Word and Excel).
- Have a clear understanding and application of basic office equipment. i.e., computer, printer, copier, 10-key calculator, scanner, lamination machine, texting/messaging, tablet, television, alarm system, and door code entry system.
- At least two years of maintenance or construction experience.
- Prefer experience in the property management or real estate industry, but not required.
- Basic knowledge of systems including HVAC, plumbing, and electrical.
- Knowledge of general maintenance processes and methods.
- Working knowledge of tools, common appliances, and devices.
- Manual dexterity and problem-solving skills.
- The capability to assess health and safety requirements.
- Has their own general tools including but not limited to; Screw guns, Saw Zall, Electrical Testers, 9 in 1 or 11 in 1 screwdriver, Phillip's Screwdrivers, Flathead Screwdrivers, Channel Locks, Crescent Wrenches, Basin Wrench, Needle Nose Pliers, Hammers, Cats Paw, Pry Bar, Chisels, Utility Knife, Levels, Extension Cord. Plum PM does not manage an inventory of tools.
REQUIREMENTS & EXPECTATIONS OF SKILL SET AND DUTIES:
- Be honest, trustworthy, and accountable.
- Present a professional representation of the company. Having face-to-face communication with Plum staff, renters, owners, and vendors requires your appearance, clothing, and personal hygiene to reflect the high-quality work being performed.
- Present a positive, polite, and helpful demeanor when communicating with property owners, renters, prospective renters, vendors, and all team members.
- Be able to problem solve and be proactive in seeking areas of problems and rectifying those issues.
- Use professional etiquette regarding all in-person, email, and telephone correspondence.
- Can lift and/or move up to 50-75 pounds individually, when needed.
- Can quickly learn Plum’s property management-based software program and interoffice communication app. Plum’s property management-based software program is comparable to QuickBooks Pro. Plum’s interoffice communication app is comparable to Google Messaging or basic cell phone text messaging.
- Protect confidentiality as outlined within the employee handbook and non-disclosure agreement.
- Follow all policies and procedures outlined in the job description, provided checklists, and employee handbook.
- Comply with local, state, federal, and company policies, procedures, and regulations. Training to be provided.
- Ability to work independently, handling multiple tasks.
