What are the responsibilities and job description for the BUILDING SERVICES SUPERVISOR position at Polk County?
2. Supervises and participates in custodial activities, general building repairs, and grounds keeping for County buildings; effectively recommends personnel actions related to selection, disciplinary procedures, performance, leaves of absence, grievances, and work schedules and assignments, and administers personnel related policies and procedures.
3. Monitors and inspects work to ensure compliance with established policies and procedures; prepares, prioritizes, and distributes work assignments and schedules; maintains the flow and quality of work; makes daily adjustments in schedules in accordance with overall priorities; coordinates required maintenance with building tenants; investigates complaints from employees, tenants, and the public.
4. Monitors and evaluates facilities and premises to ensure they are safe and well maintained; identifies/coordinates required maintenance/repair projects; inspects equipment and checks maintenance schedules; ensures compliance with federal, state, and local safety and health regulations.
5. Supervises the maintenance of County grounds, parking lots, sidewalks, and building exteriors including the care and upkeep of lawns, trees, shrubs, and flower beds; directs mowing, fertilizing, watering, trimming, planting, mulching, and de-thatching.
6. Supervises the removal of snow and ice from County premises including sidewalks and parking lots; supervises the care of grounds keeping and snow removal equipment; maintains inventory and repair logs on equipment.
7. Advises and trains staff on cleaning methods and use and care of custodial equipment; ensures proper safety techniques are followed in the application of fertilizer, insecticides, and other chemicals.
8. Orders supplies and maintains inventory control records; prepares and maintains records and reports of time, work, material used, and costs; identifies work assignments that must be completed and staff resources required to complete various projects.
9. Ensures adequate inventory of supplies on hand to complete work assignments as planned; prepares costs estimates for required supplies.
10. Attends meetings and conferences and coordinates building and grounds activities with various departments, contractors, consultants, vendors, and engineering staff.
11. Performs related duties as required.• Considerable knowledge of modern custodial procedures and practices including handling, use, and storage of cleaning compounds.
• Considerable knowledge of the skills involved in routine building maintenance.
• Knowledge of standard practices, materials, equipment used in landscaping, grounds keeping, and snow removal.
• Knowledge of the principals and practices of supervision.
• Knowledge of inventory control methods, practices, and procedures.
• Knowledge of proper safety procedures and occupational hazards associated with custodial and grounds keeping work.
• Knowledge of building fire safety codes and regulations.
• Knowledge of preventative maintenance programs.
• Familiarity with government procurement procedures.
• Ability to supervise employees engaged in building maintenance activities.
• Ability to operate a personal computer including word-processing and spreadsheet applications such as Word/Excel and to effectively utilize a computerized work order system.
• Ability to prepare time, material, and cost estimates.
• Ability to lift, push and pull objects weighing up to 50 pounds.
• Ability to use a ladder.
• Ability to operate scrubbing machines, buffing machines and other equipment.
• Ability to keep records and make reports.
• Ability to communicate effectively both verbally and in writing.
• Ability to conduct field inspections and travel to remote work sites.
• Ability to inspect buildings, premises, and other facilities to determine maintenance and repair requirements.
• Ability to establish and maintain effective working relationships with employees, public officials, and the general public.
- Graduation from high school, or equivalent, and
- Three years’ experience related to custodial, grounds keeping, or building maintenance with supervisory experience, or
- Any equivalent combination of training and experience that will have provided the required knowledge, skills and abilities.
Special Requirements:
- A criminal background check is required.
- A drug screen is required prior to final offer of employment.
- Candidate must pass a post-employment offer physical examination and physical capacity testing to ensure candidate meets the essential physical requirements of the position.
- A valid State of Iowa driver’s license is required.
