Maintenance Coordinator
Job purpose
To manage the preventive and corrective maintenance for all agency facilities, procuring and overseeing the services of external contractors when necessary.
Duties and responsibilities
Manages short- and long-term planning for all agency maintenance projects.
Develops and maintains strategic capital and maintenance plan;
Manages purchases within established policies and department budget;
Oversees work order system and ensure all work orders are completed in a timely manner;
Establishes schedules, communicates and monitors preventative maintenance activities for all agency facilities;
Arranges for and oversees the work of external contractors when necessary;
Maintains accurate records regarding preventative maintenance, service requests, renovations, inspections, inventories and purchases;
Performs or arranges for scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals;
Maintains inventory of equipment, tools and supplies while keeping workshop and other areas clean, orderly, and safe.
Performs skilled and semi-skilled maintenance activities including repairs, basic carpentry and plumbing.
Develops a scope of work, obtains bids and serves as general contractor on major construction and renovation projects;
Periodically inspects all facilities to identify necessary improvements, providing repairs and janitorial assistance as needed;
Provides lawn care, landscaping and snow removal as per annual agency plan.
Participates actively in the Joint Senior and Leadership Teams.
Participates fully in all team meetings;
Practices effective communication, empathy and problem solving;
Provides support and training to fellow team members when needed;
Addresses any interpersonal challenges appropriately (with the support of the supervisor when needed).
Maintains ongoing knowledge of and demonstrates compliance to all agency policies and procedures and all applicable rules, regulations, laws and standards for facility maintenance.
Participates in a 24/7 on call maintenance schedule.
Performs other duties, as requested.
Qualifications
High school diploma or GED must have at least four (4) years of comprehensive maintenance experience, consisting of electrical, plumbing and carpentry. Experience in program and or project management, grounds maintenance and supervisory skills.
Working conditions
Working in variety of settings including office, residential homes and outside. Potential for interaction with a variety of stakeholders including clients, guardians, employees, vendors and community members. Driving throughout Southern Maine is required.
