We are seeking a part time Assistant Maintenance Technician to assist with the maintenance of our property. Along with the Resident Manager, the Assistant Maintenance Technician is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for an apartment community. Responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring.
MAJOR FUNCTIONS OF THIS JOB INCLUDE:
1. Work with the Resident Manager (i.e. walking apartments, move-in/move-out reports, etc.) Determine weekly apartment make-ready and maintenance request schedules. Report apartments that are ready to show to the Resident Manager.
2. Coordinate, schedule, and respond to resident requests for occupied apartments and any management service requests as needed.
3. Prioritize and schedule top priorities for maintenance requests. This could include repairing/replacing appliances, plumbing systems, heating, electrical, any apartment material/maintenance requests within scope of management responsibility.
4. Monitor the number of times a specific repair must be repeated. Determine scope of action.
5. Coordinate, schedule and repair vacant apartments for move-in.
· Walk all vacancies to determine make-ready needs. Coordinate with resident manager to make a schedule. If major appliances or carpets need replacing, discuss with Property Agent first before taking action.
· Ensure all repairs/replacements necessary for apartment to be occupied are completed.
· Ensure all trash from apartments are cleaned out before, during and after make-ready activity.
6. Identify and correct hazardous community conditions.
7. Tour property daily to look for needed maintenance and liability hazards and report to Resident Manager and log into Maintenance Log.
8. Maintain, clean and organize garbage enclosures or dumpsters, including deodorizing and power washing as needed or directed.
9. Attendance is an essential job function.
Other Aspects of Job:
1. Document any maintenance inspections, observations, walk-throughs of property in maintenance log daily.
2. Assist with hazardous weather problems such as fires, floods, freezes,
etc.
3. Responsible for overall organization and cleanliness of work areas and maintenance shops.

REQUIREMENTS:
· High school diploma or GED, some college or trade school preferred
· Valid Driver’s License
· Valid Insurance
EXPERIENCE AND SPECIALIZED KNOWLEDGE:
This position requires a minimum of 2 yers of general maintenance experience. Must be able to perform all facets of apartment make-ready. Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, and other systems in community. If unable to fix, must know and understand the correct type of contractor to contact to fix.
