Job Function Summary
Manages company real property portfolio; responds to company, jurisdictional and customer inquiries regarding real property; acquires all real property interests and permits necessary for company operations; disposes of all real property interests designated for sale/disposition/release; maintains compliance of company real property interests with applicable land use processes and permits; conducts appropriate due diligence with respect to all company projects (including IRP and RFP processes) which include a real property component and advises upper management accordingly.
Key Responsibilities
Property Services/ROW Management Manages a team of property services/right-of-way professionals responsible for managing right-of-way easements by checking property titles, negotiating easements and prices, preparing assessments, arranging payment, acquiring and maintaining permits and ensuring compliance with requirements; provides technical management for the team, ensuring that objectives are met and all relevant standards/procedures are followed; ensures that operational challenges are identified and resolved; ensures that operational procedures and working practices are current and fit for the purpose; supports company initiatives and projects; proactively develops and maintains market and technical knowledge.
External Relations Represents the company’s interests among public and private agencies and groups on matters concerned with company property rights and related uses of corporate assets, including as a company representative in legal matters and public hearings; proactively develops and maintains business relationships.
Improvements and Efficiencies Develops and implements process improvements and efficiencies. Interprets internal or external business issues as they relate to real property and recommends best practices.
Financial Management Monitors and manages expenditures, ensuring that all financial targets are met, and examines any areas where budgets/expenditures vary from plan; assists with the definition and operation of effective financial controls and decision making.
Resourcing Oversees resourcing decisions and planning for team; partners with HR in the definition of jobs, recruitment, evaluation and selection processes.
Professional Development Reviews organizational development needs and training strategies to determine required learning and development outcomes for the team; provides guidance in the creation of development plans; monitors ongoing progress and provides coaching and mentoring and provides feedback; completes annual performance management reviews.
Education/Experience/Certifications
Education Requires a bachelor’s degree in real estate, business, finance or other related field or equivalent experience.
Experience Prefer eight or more years in commercial real estate, land use or related field.
Preferred: JD or Title Experience

Compensation Range:
$119,840.00 - $222,560.00
Actual total compensation, including a performance based incentive bonus, is commensurate with experience, skills, qualifications, education, training, and internal equity. While we anticipate the selected candidate for this position will fall towards the middle or entry point of the compensation range, the decision will be made on a case-by-case basis.
