What are the responsibilities and job description for the Porter - Multi-Family Housing position at Positive Investments?
A Porter/Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors, leasing office, parking lots and other property buildings the assigned properties. This position reports directly to the maintenance technician and property manager.
Responsibilities and Functions Maintenance
- Responsible for meticulous upkeep of grounds, amenities, building exteriors, leasing office, parking lots and other property
- Remove trash from office areas and exterior property perimeter on a daily
- Assist in the preparation of market ready apartments, including remove trash from vacant apartments (trash outs) prior tomake-ready.
- Assist maintenance supervisor/property manager and/or perform assigned maintenance tasks in a timely
- Assist in the cleaning of available apartments and or
- Assist maintenance team with snow removal (If applicable).
- Assist in the troubleshoot/repair of mechanical, carpentry and electrical
- Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the maintenance supervisor or property
- Restock and maintain supply
- Maintain a positive and professional work environment with peers, supervisors, residents, vendors and the general
- Meticulously maintains curb
Operations
- Assist management team with other various tasks
- Uphold all company policies, goals and
- Print and enter work orders in Yardi as well as complete manual maintenance request forms as needed.
- Represent the property and management in a professional manner at all times on/off the property.
- Deliver communication documentation to
- Contribute to resident retention
Safety
- Ensures that unsafe conditions are corrected in a timely
- Some knowledge of safe work practices including OSHA, state and federal safety standards and regulations.
- Immediately report all unsafe conditions in compliance with company standards
