Compensation and Benefits:
  • Compensation: Proposed hiring rate of $22.00 to $24.40 , actual pay will be adjusted based on experience.

Job Summary:
The Copper Association Management (CAM)/Property Management (PM) team provides outstanding association management, facilities, and maintenance services for Copper Mountain managed properties. It is a Property Management Superintendent’s responsibility to carry out all duties in a manner to contribute to the team’s overall effectiveness. The Superintendent is a representative of the Property Management team to handle all Copper, guest, owner, and association support tasks. They must be flexible with working schedule and be able to communicate fluently in person and via radio in the English language.
Essential Duties and Responsibilities:
  • Coordination with the Manager, Copper Association Management, and Association Managers for special projects
  • Respond efficiently to all calls dispatched to the property (e.g., property issues/updates; emergency cleaning; guest assistance)
  • Provide inspection reports to the Manager, Copper Association Management, Association Managers, and other key personnel as directed
  • Immediately report any security breaches and/or property damage to your manager and Security
Work as an effective and integral member of the CAM / PM Team by:
  • Monitoring managed association grounds, equipment, lighting, cleaning, and systems
  • Performing general maintenance; minor plumbing, drywall repair, and painting
  • Performing daily disinfection and custodial tasks (including but not limited to: vacuuming, mopping, common bathroom cleaning, and disinfecting high traffic areas)
  • Ground/low level snow removal (manual and using machinery)
  • Enforcing all established parking policies
  • Performing routine Hot Tub/Spa/Pool maintenance (including opening and closing all hot tubs/pools in accordance with established timelines)
  • Following all established emergency protocols and assist as directed (e.g., power outages; fire alarms, building evacuations)
  • Assisting team members at other properties and from other departments as needed
  • Complying with all PM and POWDR-Copper Mountain rules, policies, procedures, and protocols
Administration Duties:
  • Attend PM meetings as directed.
Guest Service Duties:
  • Build and maintain tenant, owner, guest, Security, and Front Desk communications
  • Represent Copper Mountain and PM teams as a professional, friendly, helpful, and skilled member of our resort community

Basic Requirements:
  • High School Graduation or GED required or two years of construction/ maintenance experience preferred
  • Must be able to speak and read English
  • CPO Certification (Certified Pool Operator) required within first six months
  • Bobcat Certification within first six months
  • Demonstrated ability to stay with a job/company for more than two years
  • Varied working hours that may include evenings, weekends, early mornings and some long days
  • Tasks will be performed inside and outside of buildings - during all seasons
  • Able to lift approximately 50lbs
  • Able to climb stairs and ladders and move about the resort and all areas of all buildings easily
  • Medium to heavy physical labor is required regularly in this position (e.g., snow shoveling and landscaping)
  • Color and night vision
  • Standing up to 75%, Sitting up to 50%, Crawling up to 10%
  • Inclement weather up to 25%
  • Must have a valid US Driver’s License
  • Due to the sensitive nature of this position, a criminal background check will be conducted after position is accepted. This background check will be done in accordance with standards enacted under the Fair Credit Reporting Act.
  • Must be at least 18 years old
Preferred Experience and Special Skills:
  • Machinery operating expertise (e.g. Bobcat, garage sweepers, lawnmowers etc.)
  • Fluency in written and spoken English required; Fluency in Spanish/English a plus
  • Demonstrated custodial/Janitorial proficiency
  • Microsoft Office (Word, Excel, Outlook) experience desired
