Voted Best of Federal Way for the past thirteen years, Village Green Senior Living Federal Way, one of the areas most established and well recognized senior living communities is currently seeking a highly motivated, skilled, and reliable Maintenance Technician join our team.
Job Objective: To contribute to the Village’s goal of maintaining a safe environment for the residents and employees, by keeping the buildings and grounds in good repair and free of hazards, and implementing a developed set of policies and procedures concerned with Life Safety.
Major Responsibilities:
· Inspections: Conducts regular inspections of the Village, its interior and exterior, and equipment (daily, weekly, monthly).
· Preventative Maintenance: Maintains a program of preventative maintenance on all systems and equipment at the Village.
· Maintenance: Maintains the Village’s exterior – building and grounds – to ensure protection of life and property.
· Apartments: Upon a resident’s move-out, Maintenance is responsible for painting, cleaning carpets, and completing necessary repairs to prepare the apartment for occupancy.
· Work Orders: Completes requested work orders to maintain resident’s apartments and common areas in good repair.
· Safety Program: Coordinates the Village’s Safety Program and the Safety Committee (see Fire and Life Safety Manual).
· Hazardous Materials Control: Maintains an inventory of all chemicals and products, which could present a physical or health hazard; conducts a Hazardous Training program for all employees; properly stores and disposes of hazardous materials. Works with housekeeping to keep all MSDS manuals current.
· Storage Areas: Conducts monthly inspections of all storage areas to ensure proper storage of all flammable and combustible materials.
· Emergency Systems: Responsible for the following:
§ Fire, Smoke, and Heat Detectors – Ensures these systems are in good working order.
§ Generator – Conducts weekly testing and documentation of the emergency generator to ensure that is in good working order. (Village Green only)
· Emergency Procedures:
§ Fire – Ensures that all staff have knowledge of individual duties in responding to a fire alarm; conducts training programs for staff in fire safety measures.
§ Disaster – Ensures that all staff have knowledge of the disaster plan for the Village and how to implement it.
§ Life Safety Equipment – Maintains and monitors the life safety equipment to ensure its proper working order.
· Rodent and Pest Control: Has in place an ongoing program for rodent, pest, and pigeon control.
· Smoking Policy: Enforces no smoking regulations for residents, guests, and staff; posts designated “No Smoking” signs.
· Other: Performs details of duties in accordance with the Maintenance Procedures Manual, and other duties as requested.
Must be in good physical and mental health. Must be able to bend, stoop, lift weight of 50 lb. or more, work outside in sun, and work in small places.
The Maintenance person_ must have_ the following:
· Mechanical, electrical, plumbing, carpentry, and some administrative skills
· Ability to get along with people, and work well without supervision
· Contentious, “can-do” attitude with a “whatever it takes” approach, realizing that incompetence could result in serious consequences for our residents
· Strong communication skills, both written and verbal
· Precise punctuality and exemplary attendance
· Be a team player
· Flexible attitude
· Willing to work weekends and on-call as needed
· Carry a pager
We are incorporating technology into many jobs at the Village. The ability to use email (Outlook) and Word, is helpful.
High School diploma; some college is desirable. Experience in low voltage systems, electrical, HVAC, plumbing, sheetrock, finish carpentry, painting, and auto repair are desirable.
Job Type: Full-time
Pay: $20.00 - $23.00 per hour
Expected hours: 40 per week

License/Certification:
