Prado Group is seeking a highly skilled and experienced Asset Management Analyst to support our asset management team. This role is critical for the successful analysis, management, and optimization of our diverse portfolio of commercial real estate assets, including multifamily, retail, and office properties. A significant portion of this role will involve setting rental prices for our multifamily portfolio and optimizing revenue. The analyst will work closely with senior management and cross-functional teams to ensure the strategic goals of the organization are met.

What You’ll Do :

Revenue Management and Pricing Analysis :

  • Optimize revenue generation through full utilization of company systems and business processes for a portfolio of multifamily apartment communities.
  • Assist in establishing and implementing pricing, revenue optimization, and leasing strategies based on market conditions and revenue targets.
  • Analyze occupancy, exposure, expirations, leads, visits, net leases, and seasonal market trends.
  • Conduct revenue management review calls for regional portfolios and provide analytical support to asset and property management teams.
  • Monitor competitor pricing and strategies, maintain an understanding of local markets and demand conditions, and conduct ongoing rent and product analyses to ensure appropriate positioning relative to competition.

Financial Analysis and Reporting :

  • Develop and maintain comprehensive financial models and valuation analyses using Excel and ARGUS.
  • Prepare and analyze financial reports, operating reports, budget variances, and proformas for various properties.
  • Perform quarterly valuations, monthly cash management / forecasting, hold / sell / refinance analyses, and other ad hoc sensitivity analyses.
  • Assist with the preparation of presentation materials and proposals for senior management and stakeholders.
  • Assist in the management of capital improvement budgeting, forecasting, and tracking project progress.
  • Assist in the NPV / NER analysis of commercial leases for vacant office and retail space.
  • Assist with annual budgeting and business planning efforts.
  • Assist in the annual property tax appeal process and help manage insurance requirements for the portfolio.
  • Develop a working knowledge of leases, loan documents, partnership agreements, and other agreements to assist with general responsibilities.
  • Market Research and Analysis :

  • Conduct detailed market research and data aggregation, staying current on industry trends and maintaining thorough market awareness.
  • Gather and evaluate economic, demographic, and real estate market data.
  • What You’ll Bring :

    Education : Bachelor’s degree in finance, Accounting, Business, Real Estate, or a related field.

    Experience : Minimum of 2 years of experience in commercial real estate. Experience in the multifamily and retail sectors and direct asset management experience a plus.

    Skills :

  • Strong analytical and quantitative skills, with significant financial modeling experience using Excel and ARGUS.
  • Proficiency in financial analysis, valuation techniques, and lease management.
  • Demonstrated interest in real estate and / or pricing.
  • Familiarity with database design, development and management.
  • Expertise and understanding of forecasting and pricing for rents / leasing.
  • Basic understanding of accounting principles.
  • Excellent communication and presentation skills, both verbal and written.
  • Strong organizational and project management abilities with attention to detail.
  • Capable of prioritizing and managing multiple concurrent work streams simultaneously under pressure.
  • Advanced knowledge of Microsoft Office Suite and familiarity with industry-specific software (e.g., Yardi, ARGUS, CoStar).
  • Highly developed sense of responsibility, initiative, and a collaborative attitude. Ability to work effectively in a team environment and build strong relationships with internal and external partners.
  • Travel : Ability to travel (25%) as required to oversee projects and coordinate with teams and partners.
