Position Summary:
The On-site Community Association Manager (CAM) will oversee the daily operations of a housing community, ensuring compliance with governing documents and fostering a positive living environment. The CAM will act as a liaison between the board, residents, and vendors.
Key Responsibilities:
- Manage the daily operations of the community, including amenities, common areas, and facilities.
- Enforce community rules and regulations as outlined in governing documents.
- Prepare for and attend board meetings, providing updates and recommendations.
- Coordinate vendor services, including landscaping, security, and maintenance.
- Address resident concerns and maintain open communication with all stakeholders.
- Analyze and recommend solutions to the Board of Directors for various community issues.
- Maintain strong relationships with business groups and residents to achieve property goals.
- Develop and implement resident relations plans to ensure high satisfaction levels.
- Prepare and submit accurate annual budgets and financial analyses.
- Manage resident move-ins, orientations, and ongoing relationships to ensure retention and satisfaction.
- Oversee property improvement and construction projects, ensuring completion on time and within budget.
- Network within industry organizations and maintain vendor relationships.
- Conduct meetings according to Robert’s Rules of Order and prepare management reports.
- Handle violations, work orders, and architectural control applications.
- Create and manage operating and reserve budgets, ensuring financial goals are met through effective vendor and payroll management.
- Review property financials and prepare variance analyses for management reports.
- Monitor cash flow and manage collections, escalating delinquent accounts as needed.
Qualifications:
- Active CAM license required. (This is a MUST have)
- Experience in community association management or property management.
- Strong organizational, communication, and conflict resolution skills.
- Strong customer service and interpersonal skills.
- Ability to read and interpret technical documents, regulations, and financial reports.
- Proficiency in Microsoft Office applications.
