Position Overview:
We are seeking an experienced and proactive Property Maintenace Tech/Supervisor to ensure the highest standards of upkeep and aesthetics in our community properties. This role focuses on inspecting properties, coordinating with vendors, and supporting the Community Manager and Board in both routine and special maintenance projects. The ideal candidate will have a solid background in construction, plumbing, electrical, or related fields, along with strong project management and communication skills.
Key Responsibilities:
- Common Area Maintenance:
- Conduct regular inspections to ensure all common areas are well-maintained and aesthetically pleasing.
- Proactively coordinate with the Community Manager for timely repairs, cleanup, and corrective actions.
- Planned Maintenance:
- Assist in developing, implementing, and reporting on planned maintenance programs, subject to Board approval.
- Collaborate with the Community Manager to track maintenance schedules and ensure timely completion.
- Procurement:
- Coordinate with the Community Manager to procure necessary equipment, tools, materials, and supplies for proper maintenance of common areas.
- Maintenance Improvements:
- Work with the Community Manager and Board Liaison to identify and prioritize improvement projects, considering available time and budget.
- Vendor Coordination:
- Act as the primary liaison to vendors, supervising their performance and coordinating work output during routine maintenance and special projects.
- Provide oversight and ensure vendors adhere to quality and safety standards.
- Project Support:
- Assist in planning and executing maintenance and repair projects by offering expert guidance to vendors as needed.
- Support the Community Manager and Board in project management, scheduling, and reporting.
- Inspection and Reporting:
- Perform regular property inspections, document findings, and ensure corrective actions are taken promptly.
- Maintain detailed records of maintenance activities, inspections, and vendor performance.
- Seasonal Support:
- Provide support for seasonal maintenance activities, including the upkeep of fountains, pools, irrigation systems, and landscaping.
- Coordinate with vendors for seasonal tasks such as palm tree planting, lake management, and seasonal decoration setups.
- Oversee seasonal startup and shutdown activities to ensure smooth transitions.
- Specific Vendor Support:
- Trash Removal: Address issues related to trash/recycling, resolve unauthorized debris, and manage overages.
- General Maintenance: Coordinate with contractors for ongoing maintenance activities and supervise vendor-escorted events.
- Irrigation System: Monitor system performance, ensure proper zone coverage, identify leaks, and manage seasonal startup/shutdown.
- Fire Equipment: Coordinate periodic inspections and maintenance of fire systems.
- Grounds and Landscaping: Monitor landscaping health and vendor performance, especially during seasonal transitions.
- Lake Management: Oversee lake maintenance during seasonal changes and ensure consistent performance throughout the year.
- Pool Management: Supervise pool and furniture maintenance, monitor infrastructure health during seasonal transitions, and coordinate necessary repairs.
- Janitorial: Ensure that common areas remain clean and well-maintained year-round, and report any lapses to the Community Manager.
Qualifications:
- Experience:
- Proven background in construction, plumbing, electrical work, or a related field.
- Experience in property inspection, maintenance coordination, or vendor supervision is highly desirable.
- Skills:
- Strong attention to detail with excellent observational and problem-solving skills.
- Effective communication and interpersonal abilities to interact with vendors, the Community Manager, and Board members.
- Proficiency in project management and the ability to handle multiple projects simultaneously.
- Familiarity with building codes, safety regulations, and best practices in property maintenance.
- Certifications:
- Relevant certifications in construction, maintenance management, or property management are a plus.
