- SUPERINTENDENT EXPERIENCE WITH SELF-STORAGE / CLIMATE CONTROLLED SELF STORAGE REQUIRED**
Core Responsibilities
- Conduct pre-construction meetings with vendors and subcontractors
- Coordinate scheduling of subcontractors and materials
- Assist, develop and be able to run jobsite meetings, internal communications and meet with owners in a professional manner
- Prepare daily construction reports
- Schedule and participate in Building Inspections
- Review estimates, provide input to scope development, forecast costs and cost impacts.
- Complete offered training in company provided software, management training and certifications.
- Be familiar with computer, team established processes and display company core values and beliefs
- Ensure site is safe for workers and all safety standards are met
- Conduct weekly safety and production meetings
- Document and communicate all safety issues, including verbal warnings
- Complete all OSHA 30 & OHSA 10hr, offered safety training and certifications
- Provide a safe jobsite for all, develop and maintain positive communications with subcontractors
- Inform Project Manager/Architect of discrepancies in building/site design
- Maintain Quality Control during construction period
- Coordinate site utility requirements with local utility companies
- Prepare building for Management inspections and ultimate Turnover
- Assist in purchasing, pricing, and creation of POs, always represent company with all aspects of professionalism
- Supervise and develop Punch-Out and Labor workforce, insure subcontractors complete all contract scopes with quality and promptness
- Establish procedures for completion of punch-out issues
- Conducts our daily business with integrity and at the highest level of ethical standards.
- High school graduate or GED equivalent
- Supervisory experience
- Proficient knowledge of Excel, Word, Microsoft Project, as well as estimating and project management utilizing cost accounting software.
- Extensive knowledge of established construction practices, procedures and techniques as well as applicable local, state or federal building codes
- Experience as a craftsman with tools and general knowledge of basic building methods - blueprints, framing, concrete interior finishes, mechanical trades, site work, etc.
- Strong communication skills; proactive; attention to detail; ability to prioritize and multitask
- Ability to interact effectively with subcontractors, vendors, and employees at all levels of the organization
- Regular attendance is required during established job site hours, which may vary depending on geographic location.
- Work beyond 40 hours per week may be required.
- Extensive travel will be required.
