What are the responsibilities and job description for the Janitorial Contract Manager position at Premiere Building Maintenance?
A Contract Manager oversees the overall janitorial services operation within the Charleston County School District. The Contract Manager is responsible for the supervision and training of all custodial staff hired to service the schools managed. Oversee the daily operations to include, but not limited by, maintaining high levels of customer satisfaction, providing a high quality level of service, training employees, maintaining profit margin, adhering to company policies and procedures, and insuring a safe working environment.
Key Responsibilities (Essential Functions)

- Establish and maintain open lines of communication with customer and group manager (operations manager where applicable)
- Conduct building inspections
- Ensure proper use of supplies and equipment through the training and development of supervisors and employees
- Be able to operate all types of cleaning machinery and equipment
- Recruit, hire, orientates employees
- Adhere to company guidelines for discipline and termination procedures
- Have working knowledge of budgets and contract specifications of account
- May assist in training of management trainees
- Be readily available 24 hours a day
- Set up files for each employee with necessary forms and paperwork
- Order supplies monthly
- Turn in customer quality control sheets monthly
- Know correct procedure for extra billing orders
- Process payroll
- Have working knowledge of budget analysis, labor distribution, field reports, and other pertinent records
- Maintain equipment and supplies
- Schedule project work Handle all assignments as designated by group manager (operations manager where applicable)

Requirements
- Valid driver license w/clean driving record

Supervisory/Management Requirements
- Indirectly leads or supervises individual(s) (e.g., only provides daily work direction, scheduling of tasks, etc.)
- Managers a project(s) without any direct reports (e.g., performs a project management role, delegates work, etc.)
- Manages a team with direct reports (e.g., full responsibility for hiring, terminations, salary changes, etc.)
- Has responsibility for subcontract or customer management.
- Travel between individual locals or facilities within designated assigned area is required daily. Travel to the corporate office and meeting areas for training will be determined by the Operations Manager, Executive members of management, and the HR department.
Education (Minimum Requirements):
- Bachelor Degree (4 yr) Or Equivalent Industry Experience
Experience (Minimum Requirements):
- 4 years’ management experience
- 6 years’ janitorial experience
