What are the responsibilities and job description for the Property Manager position at Prescott Commercial Real Estate?
Client Relations, making sure we are friendly, accommodating and inviting to clients. Helping in the negotiations and assisting in the signing process.
Vendor Relations, maintain good relationships with vendors used to service properties. Efficiently communicating project expectations and establishing timelines. Keep current on reviews and quality of work produced by each vendor.
Tenant Relations, communicating to Tenants on Owners behalf. Helping to make their move in and move out process smooth. Addressing their concerns in a timely manner by taking the initiative to accomplish request and documenting those actions. Treating Tenants with respect and keeping relationships good with them.
Education, experience with AppFolio and staying current with AppFolio features so that the software is being used efficiently to its full extent.
Accounting, helping to collect rents and issue late notices when needed. Making sure that each account is balanced and appropriate bills are paid and appropriate invoices are sent out for funds due. Generating through Appfolio Monthly, Quarterly and Yearly reports. Reconciling CAMs for each property at the end of the year. Confirming accurate NNN fees are billed to tenants at the correct percentages.
Property Management, follow up on work orders, regular maintenance, and capital improvements of each property. Contracting vendors on behalf of Owners as needed. This will include being familiar with and managing on-site property managers.
Travel, many of the properties we manage require property visits. This may intel visiting out of state locations. If you travel to visit these, travel expenses will be covered. Reimbursements will be made for meals and transportation. Your hourly rate will apply.
