Job Overview
The Asset Manager provides high level operational support, data analysis, and problem solving to the Operations team, acting as a liaison between site offices, Regional Managers, Operations Managers and COO. Oversees implementation, development and oversight of property management standards of performance in order to ensure the preservation of the physical plant, financial health, of the property and the best quality of life for residents.
Duties
- Review and analyze KPI reports for the region to effectively identify communities that are not achieving financial and operational targets. Troubleshoot, analyze and develop corrective action plans for these assets. Follow up weekly with property site teams to offer support and guidance, and report back to senior leadership status updates.
- Monitor property financial reporting on a monthly basis and identify areas of improvement and inefficiencies with regard to property spending. Prepare operational reports and present monthly to operations team.
- Conduct physical property inspections, provide quarterly reporting and follow up deficiency tracking, and provide feedback on capital needs and other action items for each piece of real estate. Provide bid estimates to Operations team for budgeting purposes or emergency repairs.
- Assist Regional and Operations manager with property budget preparation specifically with Administrative and O&M expenses.
- Collect and review monthly delinquency and occupancy reports, conduct monthly meetings with properties that do not achieve budgeted revenue goals. Prepare and implement action plans and monitor each property manager to ensure adherence to site specific plan. Report monthly to operations team status updates.
- Special projects may include utility analysis data collection and review, marketing, and market rental studies.
Qualifications
- Bachelor’s degree in Business Administration or related field, and 5 years' experience in senior-level administration or equal combination of education and experience.
- Excellent communication and organizational skills. Must have an extensive knowledge of and experience with office protocol and procedures.
- Experience in the use of business computer systems and software such as Microsoft Excel, Word, and Outlook.
- Excellent interpersonal skills with ability to oversee and interact with owners, vendors, residents, and colleagues.
- Strong written and oral communication skills.
- Attention to detail and capacity to adapt to a variety of situations in professional and diplomatic manner.
