Hiring: Service Supervisor
The Service Supervisor directs the community's maintenance team while taking a hands-on approach to the completion of all projects. This role is responsible for ensuring the company's established standards for safety, property appearance and operations are met.
Qualifications:
- Establish daily work schedules for maintenance staff by reviewing daily service requests with the Community Director and maintenance staff to ensure a 24-hour response time.
- Follow and maintain the preventative maintenance program established for the community
- Educate staff to follow OSHA, state and federal regulations.
- Ensure that all make-ready repairs and services are completed timely and in accordance with company and community standards.
- Ensure the maintenance team is professional in appearance and demeanor at all times.
- Inspect the community on a daily basis to propose upgrades and address any deferred maintenance issues.
- Immediately report and correct all maintenance issues by diagnosing and performing minor and routine maintenance/repair to all common areas and units.
- Share on-call responsibility with the Assistant Service Supervisor.
- Diagnose and repair all HVAC related issues.
- Maintain property equipment, parts and supply inventories.
- Order equipment, supplies, tools and services from approved vendors as needed and per the approved property budget.
- Make recommendations for contract services and vendors.
- Look for areas to reduce operating costs.
- Other duties assigned.
Successful candidates will possess the following attributes.
- HVAC Certified.
- Strong Punch-out experience
- Air Conditioning Repair
- Electrical & plumbing skills / trouble shooting ability
- Drywall Repair
- Irrigation knowledge
- Strong customer service skills
- Positive, team-oriented attitude
- Prior experience in multi-family housing
- On-call required (weekends included)
- Above average communication & customer service skills necessary
- Positive / "Can Do" attitude
- Previous experience with Class A/Luxury product.
- Must be fluent in English and Spanish.
