What are the responsibilities and job description for the Strategic Property Management Analyst position at Presidium?
This position is responsible for working directly with the President of Property Management and all Regional Directors to strategically analyze portfolio operations, compare and audit specific data, and find opportunities for advancement. The role will be assigned a series of special projects by the President and Regional Directors and will support various analytical tasks related to our multifamily portfolio. This role is ideal for someone looking to start or grow their career in real estate, finance, or data analysis within the multifamily sector.
PRIMARY RESPONSIBILITIES
- Compile weekly portfolio reporting for review with the President of Property Management. Reporting will include statistics and required organizational benchmarks, as outline by the President, such as occupancy, trend, conversion ratio, adherence to allowables policy, delinquency, and resident survey data.
- Work hand-in-hand with the President of Property Management and Regional Director team to complete special projects as needed. Assigned special projects will include tasks such as:
Evaluate utility expenses across the portfolio to identify outliers and explore potential reduction opportunities.
Evaluate historical and forecasted lease rent trade outs.
Populate quarterly income and expense data for strategic analysis.
Compare typical contract service expenses across the portfolio to identify potential for expense reductions.
Compare lease fees across the portfolio and external competitors in search of opportunities for additional income.
Evaluate competitor market and effective rents against specific properties.
Evaluate property and portfolio financials quarter over quarter (Income, Expenses, NOI, and Capex).
Evaluate monthly and annual resident retention.
Monitor portfolio delinquent and prepaid balances.
Monitor YTD and YOY debt recovery statistics with collections company.
- Complete electronic lease file audits as needed.
- Create and maintain customized and automated reporting.
- Identify and pursue projects to solve portfolio challenges.
- Demonstrate the skill and ability to perform complex tasks.
- Other duties as assigned.
QUALIFICATIONS
- Bachelor's degree in business, finance or real estate.
- 1 years of relevant multifamily real estate or property management experience a plus.
- Exceptional analytical, organizational, and communication skills.
- Excellent attention to detail and accuracy in work.
- Ability to work both independently and as part of a team.
- Strong proficiency in the Microsoft Office suite (specifically excel) required
- Proficiency in Yardi is a plus.
