Maintenance Technician Maintenance Technicians are our frontline for ensuring all our properties are well maintained. Work includes preventative tasks, as well as responding to maintenance emergencies in our rental units. Job duties may vary within the workday and successful applicants may, for example, start their day plowing snow and end it doing plumbing repair. Technicians need to be resourceful, hardworking, and good at applying common sense solutions to keep our properties in top condition.
Our Maintenance Technicians are expected to tackle simple jobs like screwing a toilet paper holder back into the wall, but also take on challenging duties like drywall repairs, painting, basic plumbing repair, simple carpentry, basic electric repairs and HVAC fixes. Our Maintenance Team gets the job done with smiles on their faces and pep in their steps! They work hard, and smart, and know how to use technology to stay on track and communicate with others. They show up when needed and take care of our properties.
Maintenance Responsibilities Under general supervision of the Maintenance Supervisor, our team does a little bit of everything. Here are some of the job duties:
- Troubleshoots maintenance problems using visual inspections and appropriate testing equipment.
- Participate in on-call rotation including off-shift and weekend emergency maintenance coverage.
- Follow all safety procedures, be safety conscious and report hazardous conditions
- Perform maintenance work in accordance with HUD and other appropriate regulations
- Assist in maintaining grounds including lawn mowing, landscaping & snow removal
- Perform janitorial tasks in common areas & help or oversees cleaning work in down units.
- Independently perform routine, emergency and preventative building repairs & maintenance not requiring a licensed professional, such as painting, electrical, plumbing, carpentry, masonry, drywall repair, and general repairs to the interior and exterior of buildings.
- Coordinates, communicates or assists contractors as needed.
- Responds to tenant inquiries & requests or forwards them to a supervisor as appropriate.
- Trouble shoot appliance issues and perform repair.
- Coordinates and conducts unit, property, and equipment inspections according to HQS or UPCS standards on a regular basis. Inspect systems such as fire extinguishers, fire alarms, boiler rooms and other common areas on a regular basis.
- Independently performs preventative, general, & rehab type maintenance on plumbing, heating & electrical systems not requiring a professional license. Maintenance will include all Housing Authority carpentry, utilities, grounds, maintenance systems, equipment in units, buildings, boiler rooms & common areas on a regular basis.
- A successful candidate must have knowledge of & demonstrate skill using wide range of hand & power tools including hammers, pliers, saws, cutters, plungers, etc.
- Expected to respond to emergency situations involving the safety of residents and other employees
Experience and Skill Requirements:
- At least 3-5 years of related building maintenance and grounds experience
- Adept knowledge of skills in grounds and building maintenance, especially in the building trades of carpentry, electrical, plumbing, painting, masonry, heating, etc.
- Experience and ability to make decisions and use sound judgement
- Ability to work with minimal supervision or work independently & exercise individual initiative.
- Ability to interact well with people
- Ability to function as part of a team.
- Ability to exercise care in the use of materials, equipment and tools.
- Ability to follow oral, electronic, and written instructions.
- Ability to use computer & other electronic technology to perform job duties.
Education Requirements
- Valid US driver's license, be insurable by the Authority’s insurance carrier, and have reliable transportation in order to meet job requirements.
- High school diploma or equivalent required.
- Completion of a post-secondary vocational program (or demonstrated skills equivalent to such education) in building trades is preferred.
- Preferred candidates will have Housing Quality Standards and Uniform Physical Condition Standards certification.
- Knowledge of Safety Rules and Practices and Material Safety Data Sheets

- Strength: Must have the ability to frequently move, lift, pull and push objects such as, boxes, supplies, tools up to 15 lbs. Must have the ability to occasionally move, lift, pull and push objects such as, boxes, supplies, tools from 15 lbs. to 100 lbs.
- Manual Dexterity: Must have the ability to continuously operate maintenance tools and equipment listed below and frequently perform moderately difficult tasks including trimming trees, operating a trimmer and various lawn equipment. Also, must be capable of operating hand tools in all related trades in a continuous manner. Must be able to do tasks such as mopping, sanding, vacuuming, trimming for a prolonged period.
- Coordination: Must be able to frequently drive a car. Must be able to occasionally perform tasks requiring hand-eye coordination and to maneuver motorized lawn tractors around buildings, cars, and trees. Required to occasionally climb stairs, ladders and withstand heights of over 10 feet.
- Mobility: Must be able to walk continuously and frequently stoop, stand, squat, kneel, twist, bend to floor, reach with hands/arms, climb stairs, and remain in uncomfortable positions, at times for prolonged periods.
- Speech: Must be able to continuously articulate and communicate clearly and precisely when interacting with staff, professionals, vendors, clients, and contractors.
Emotional Stability:
- Must be able to continuously deal effectively with stress created by multiple tasks, noises, interruptions, and multiple priorities and work cooperatively as part of the rental housing team while maintaining a pleasant, professional demeanor.
Sensory
- Vision: Must be able to continuously pass a Maine driver’s license vision test, distinguish colors and adjust focus.
- Hearing: Must be able to continuously hear normal sounds and voice patterns, receive verbal instructions, answer a phone and communicate with others with some background noise.
- Smell: Must be able to detect the smell of smoke, propane and natural gas and other fuels.

- Concentration: Must be able to continuously concentrate on moderate details with frequent interruption.
- Attention Span: Must be able to frequently attend to tasks for up to 45 minutes at a time.

WORKING ENVIRONMENT
- Work is performed primarily out of doors during spring, summer and fall seasons. Continuous exposure to outside seasonal weather.
- Occasional exposure to toxins, hazardous materials, electrical and mechanical hazards, dust and loud unpleasant noises and odors.
