Job Summary:
The Land Development Manager is responsible for project workflow and activities from preconstruction planning and meeting through horizontal site work delivery, utilities, amenities, and project close out. Must be knowledgeable, accurate and efficient with strong time management and analytical skills.
Key Duties:
· Ensure that property documents comply with builder standards and notify the team of concerns and potential solutions
· Provide site inspections to identify project status, progress and risk management
· Creates and maintains project scheduling
· Coordinate and communicate with division manager, surveyor, engineer, and other primary consultants
· Coordinate with agencies and division managers for inspections and close-out requirements for developments
· All projects should be seen a few times a week. There should be at least one contact with the project engineer once a week. Progress should be noted and deficiencies found during the construction process. Close contact should be kept with all division managers
· Oversee construction of the entrances, lots, amenities and associated infrastructure for communities
· Keep project managers up to speed with schedule and updates, to be included in PM master schedule
· Manage project budget, review field purchase orders, and provide reporting
· Coordinate contractors and inspectors for completion of land development
· Maintain good relationships with inspectors and reviewers
· Coordinate as-builts and testing with division manager, engineer, surveyor, and inspector
· Coordinate final plat submittal with reviewing agencies
· Management of builder group to ensure compliance with contract terms and builder specifications
· Ensure clean and safe conditions within all communities
· Conduct on-site inspections, startups, final walkthrough, turnovers, etc. as required for the project
· Ensure all aspects of the NPDES/SWPPP program for each assigned project comply Reporting and documentation on all projects under development are current
· Review weekly erosion control reports and coordinate with division managers and project managers and make corrections to be in compliance
· Responsible for meeting outside bank inspectors on development loans
· Reads, understands, and interprets drawings and specifications
· Perform incidental work items and duties included within other crafts
Qualification Requirements:

Education and Experience. This position typically is not an entry-level job, as it requires demonstrable previous experience as a Land Development Manager:
· Bachelor’s Degree, preferably in Construction Management, Business, Engineering or related field or equivalent years of direct experience
· Minimum of 2 years of land development experience preferred – development type construction, including clearing, grading, pipe installation (sewer, storm, and water), curb and paving and erosion control
· Effective written and oral communications skills
· Experience in understanding government and industry specifications for development construction
· Knowledgeable about the construction industry including construction costs, materials, products, methods, and procedures
· Must have thorough knowledge of the trades, crafts, and equipment needed to complete the job, plus the ability to identify potential problems
· Knowledge of erosion control measures and their proper implementation
· Ability to multi-task and proven organizational skills
· Ability to problem solve, prioritize tasks, and make decisions based on problem solving skills and construction knowledge
· Ability to adapt and to condense and crash schedules by running activities in parallel when required
Physical Demands. The following physical demands are representative of those that must be met by a Land Development Manager to successfully perform the essential functions of this job:
· Employee must be able to stand for extended periods of time, and to stoop, bend, and crouch as required to perform Key Duties.
· Ability to lift at least 50 pounds personally, and up to 150 pounds with assistance.
· Maintain constant alertness to the multiple concurrent activities of the construction site, including the activities of other employees and contractors, the operation of stationary equipment, and the movement of mobile equipment.
· Frequently walk on uneven surfaces, including natural ground in varying weather conditions.
Work Environment. The work environment characteristics described below are representative of those that a Land Development Manager encounters while performing the essential functions of this job.
· Work is performed indoors and outdoors in all weather conditions.
· Work environment periodically exposes the employees to high levels of noise, grease, and dust that is typically associated with a construction project.
· Employee may work near heavy equipment and moving machinery.
· Work may involve a variety of substances commonly found on construction sites or equipment shop such as form oil, grease, curing compounds, gasoline, diesel fuel and asphalt.
