The Groundskeeper is responsible for maintaining the curb appeal of all grounds, common areas, and amenities of their assigned property.
Essential Job Functions
- Walks and inspects the property on a frequent basis and remove litter, debris and pet droppings from the grounds. It is especially critical that the following areas always remain neat and free of litter:
- Office/Models/Vacant Rent Readies.
- Community Room/Building/Clubhouse.
- Pool area - If certified for pool maintenance, clean and maintain pool as directed.
- Laundry room.
- Mail rooms (if applicable).
- Dumpster areas - Transfer trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keep dumpster doors closed on windy days.
- Recreation areas.
- Entrances and common areas, grounds adjacent to the road, in front of the office.
- Walkways to, from, and in-between buildings.
- Parking lots and drives.
- Details property on a regular basis. Cleans and rakes shrub areas; shovels mud/snow when necessary.
- Keeps all lawn equipment maintained properly.
- Uses leaf blower to keep sidewalks and walking areas clean of loose grass and debris.
- Observes constantly the condition of apartment property throughout the property and immediately reports and/or initiates action to correct unsafe conditions.
- Checks and replaces exterior lighting on a regular basis.
- Repairs and replaces windows, screens, sliding glass doors, etc. Performs routine maintenance on property as requested by Property Manager and Maintenance Supervisor.
- Assists with various physical tasks as directed; for example, tearing down fences, digging post holes, moving discarded furniture, etc.
- Assists with "make-ready" duties when requested by the Property Manager or Maintenance Supervisor.
- Performs "trash-out" duties on vacated apartments daily. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable.
- Completes minor and routine service requests when requested by Property Manager and/or Maintenance Supervisor. Follows procedures when service requests are performed.
- Changes locks and makes keys when directed.
- Performs interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site.
- Helps clean and maintain storage areas. Ensures that storage areas and utility rooms remain locked when not in use.
- Performs work area clean up and follows safety procedures.
- Distributes resident communications to residents; e.g., upcoming events, pest control notices, newsletters.
- Conforms to company-approved dress code.
- Performs any additional duties assigned by Maintenance Supervisor and Property Manager.
- Conducts all business in accordance with Company policies and procedures, Fair Housing, American with Disabilities Act, state and federal laws, OSHA, and all other laws pertaining to housing.
Knowledge, Skills, and Abilities
- Demonstrated basic understanding of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
- Demonstrated basic understanding mechanical systems and equipment including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric circuits/components.
- Ability to provide technical assistance to other maintenance associates as needed.
- Strong written and verbal communication skills.
- Demonstrated ability to troubleshoot and problem-solve.
- Ability to perform in a busy, changing, multi-tasking work environment.
- Ability to pay close attention to detail and adhere to strict deadlines.
- Valid driver’s license required.
- Floating Positions: Ability and willingness to travel between assigned properties required.
- High School diploma or equivalent experience required.
